Access Statement

This early 1900s former farmhouse has recently been completely renovated to provide a high standard of accommodation. The property has vehicle access to the rear door with ample parking space outside. Access to kitchen/dining area of the property is via a small step. The ground floor is uncluttered and all on one level with a spacious lounge and further seating in the dining area, leading to the straight staircase with a handrail on the left hand side. The main bedroom (with en-suite shower room, basin and toilet) is to the right at the top of the stairs. Two further bedrooms and the main bathroom are on the same level to the left of the staircase. Walls throughout are mostly pale with brown stained wooden frames and doors. Light is good with bedside lamps by every bed (with the exception of the top bunk). All light switches are approx 1100mm above floor level. Electric power points (except worktop level points in kitchen) are approx 450mm. The TV has tele-text by remote control. The property has no telephone but has mobile signal for most networks. The front garden can be accessed from the rear of the property via level paths, or down three stone steps from the front door. The patio area with picnic table is up a level accessed by one step.

Description

Llwyniarth is a hillside property in Snowdonia, dating back to the early 1900s. You’ll have gorgeous walking trails from your front door, as well as many climbing and mountain biking opportunities in the area. The pretty town of Dolgellau is 1 mile away, while sandy beaches await you at Fairbourne (8.5 miles) and Barmouth (11.5 miles). It stands on the northern slopes of Cadair Idris, and therefore has spectacular mountain views all around.

The stone farmhouse has been renovated to provide a high quality standard of accommodation. The very attractive, well-fitted kitchen is complete with a dishwasher and oak dining table and chairs. A utility room comprises of a freezer and a washer/dryer. The beamed, comfortable lounge has two large settees and a woodburner (logs provided) in a beautiful stone fireplace. TV with basic Sky, video and DVD players. Ground floor cloakroom with WC and basin. The first floor has a family bathroom with a shower over the bath. Three bedrooms are made up of a double with en suite shower cubicle and WC, a further double, and a room with full-sized bunk beds. WiFi available.

Outside is a patio with garden furniture and excellent views. This is a popular area for walking (Torrent and Precipice walks, Cadair Idris) and mountain biking at the Coed-y-Brenin centre. Spectacular castles at Harlech, Criccieth, Caernarfon and Conwy are all within driving distance. Royal St David's Golf Club at Harlech (19 miles) which is an 18-hole championship course. Sandy beaches at the popular tourist towns of Fairbourne and Barmouth (8 miles). Great location for enjoying an activity-based or family holiday.

A wonderful cottage in an idyllic and remote location. Stunning views and walks from the cottage door, or within 10 minutes drive. The cottage itself was spotless and very well equipped and comfortable for a family holiday. The sky at night here is staggering due the location. We are biased as we love the Dolgellau area, T H Roberts, the Stag inn, craft cooperative etc in Dolgellau and cycle trails nearby. Then return to the cosy fire in Llwyniarth and star gazing.

A very well equipt house in a quiet rural setting provided us with a great winter break in north wales. Despite a little damp weather it was easy to dry off and with tiled floors it was easy to clean. In snowy or ice conditions vehicle access may become a problem because of its location.
