This cottage has a fabulous location being hidden down a quiet lane behind the High Street and offering a wonderful view from the first floor living area.  There is also a pretty garden and best of all, a parking space and a garage for the safe storage of bikes and beach paraphernalia! 

This is an upside down house - the bedrooms and shower room are on the ground floor with the living area of the Little House on the first floor to take advantage of the view of Southwold Common and the distant seashore. The first floor living area is a very relaxing space and is bright and spacious with French doors leading on to the balcony with a wrought iron spiral staircase which leads down into the paved garden.  The living area combines the dining area with the comfortable sitting area which also has an attractive fireplace with gas fire, making The Little House a perfect cottage for out of season holidays.

Into a spacious hall with stairs to first floor; door to shower room and the two bedrooms. 

Bedroom 1: Ground floor double bed with bedside cabinets, wall lights, built in cupboard with good storage and shelving cum dressing table unit with TV, door to garden. 

Bedroom 2: Ground floor twin beds with bedside cabinets and wall lights, built in cupboard with good storage and shelving and dressing table unit with TV and large window overlooking the garden. 

Shower Room: Ground floor room with walk in shower with one grab rail, sliding shower door, WC and hand basin, heated towel rail and storage space, mirror over hand basin with shaver point. 

Carpeted staircase in a turned style to first floor from hall. 

Landing with separate cloakroom with WC and hand basin. 

Kitchen: Light and newly fitted kitchen with good storage, fridge and separate freezer, microwave, dishwasher, gas cooker and gas hob, extractor fan, cafetiere, toaster and electric kettle 

Living area: dining room table seating six with chairs and bench with cushions, window overlooking garden and with views over Southwold Common to the shore line, built in cupboard with storage for crockery and glassware; sitting area with three armchairs, sofa, coffee tables, TV with integrated DVD player, radio/cd player, books, magazines and games.  French windows to balcony with bistro table and chairs and spiral staircase to garden. 

Outside: The Little house has a drive shared with 3 other properties & parking in front of The Little House is for one car only (allocated)

Garden: private walled rear garden with brick weave paving, mature climbing shrubs, garden furniture accessed from double bedroom and spiral staircase.  Door to rear of garage with tumble dryer and washing machine; the garage is only suitable for a small car but is ideal for storage for bicycles.

Notes:

The Little House is available for short breaks and longer holidays throughout the year.

The property has central heating and is carpeted throughout with the exception of the kitchen and shower room.

There is WiFi at the The Little House and bed linen and towels are provided.

Pets: 1 well behaved pet welcome.

Lovely well maintained house very conveniently located for all southwold facilities. Clean with excellent self catering facilities. Outside space limited to small balcony (room for 2 chairs and small table) and a dark courtyard which gets very limited sunlight. Very narrow entrance to courtyard parking.

Very pleasant accommodation, just off the main street and with parking - Ideal! Property is larger than its name suggests and very comfortable. It's a bit draughty and quite cold - better suited for summer than late November. I think the central heating isn't very efficient and nor is the double glazing. Also - during a storm rainwater came flooding in the air-vent of one of the windows! Team in Southwold very quickly sorted a problem with the TV reception. All in all we would return - just not in the autumn/winter!
