Description

A peaceful location on the edge of Docking, this property is one of a row of cottages that forms part of a conversion of a historic Victorian building. The pretty village has a grocery shop, pub and fish & chip shop, with plenty of countryside walks. The sandy beaches of Hunstanton, Thornham and Brancaster are all within a 6 mile radius. Visit Norfolk Lavender with shops and a garden centre wafting a stunning scented aroma of the nearby lavender fields. The nature reserve at Holme Dunes (8 miles) has a range of coastal habitats. Be sure to visit Holkham Hall (12 miles) with its stunning beach, year-round events and acres of parkland to enjoy, and Royal Sandringham Estate (8 miles). Brancaster Staithe and Burnham Overy Staithe are excellent for sailing and nature trails. The popular Georgian village of Burnham Market is 7 miles away where you’ll find an array of boutique shops, delis and fine eateries.

The property presents as a charming and comfortable character cottage with an open-plan ground floor. The lounge provides a lovely spot to relax after busy days exploring the surrounding villages and coastline. The kitchen is well-equipped with a dining table between the two areas, this is a wonderfully sociable space. Sleeping up to 5 guests, the first floor offers three bedrooms. One bedroom with king-size bed, another bedroom with small single bed (2ft 6”) and a further bedroom with double bed and en-suite shower room. Completing the property is a family bathroom.

Outside is a private, fully enclosed garden with a small patio and bench seating, a shingled area, mature plants, garden furniture and a shed for guests' use. The garden is sheltered from the coastal winds and is a wonderful sun trap. At the front of the property is a communal garden and on the grounds there is a communal orchard – a special place to escape and admire the blossom in the spring along with apples and pears when in season.

Nice cosy cottage, well located for some great Norfolk beaches. Garden is lovely, a real afternoon sun trap. Upstairs is cramped as others have mentioned. Overall comfortable, if a little dated.

Lovely cottage in beautiful surrounding. Car parking also available. An orchard with lots of fruit was a dream. The cottage was very comfortable. modern cooker, plenty of hot water, and well stocked with cleaning material. The beds were comfortable but the ensuite was a bit small and cramp. Two bed side lights would have made reading in bed easier.. The cottage is more suited for four people.

All was fine downstairs but upstairs things were a bit tight, all three bedrooms were on the small side. Garden was very relaxing. To us oldies a big bugbear was in the property description which said Pub one mile. In reality it was nearer 2 miles and that was a big let down. We three eighty year olds could not walk to the pub.
