Access Statement

This 200 year old farmhouse has recently been renovated throughout. The house is surrounded by farmland which is actively farmed by a local farmer. Access to the farmhouse from the road is via a rough uphill track about 800 metres long, and there is space for one or two vehicles to park immediately outside the garage entrance. There is a double door for vehicle entrance into the garage (room for 1 vehicle only) from where there is a 6 inch high rise onto the elevated path which leads from the garage to the back door of the property. The unmarked step into the kitchen is 8 inch high. The front door to the house is reached along a ramped path from the car parking area to the door steps (8 inch and 10inch) and the front door is 31 inches wide. From the side of this path towards the front door, there are steps with a handrail down to the patio area in front of the house, and the garden area which surrounds the house. From the front garden, there are steps to an entrance to the cellar which is kept locked at all times. These steps however could be seen as a trip hazard for young children running or playing in the garden. It is also possible to enter the garden area from a slope below the parking area by a field gate which is 9 feet 6 inches wide. The kitchen and laundry are on the same level. From the kitchen up to the entrance hall there is a marked (by black tiling in the floor) step about 8 inches high and the door from the kitchen to the hall has an opening width of 34 inches. From the hall to the dining room and sitting room, the floors are level and the doors have an opening width of 30 inches. Off the hall is a cloakroom with WC and washbasin. There are no shower or bath facilities on the ground floor. The first floor is reached by carpeted stairs in 3 linked flights of 6 and 1 and 5. There is a very slight step down into the double bedroom but both the bathrooms and the other three (twin bed) bedrooms on this floor are all on the same level. Both bathrooms have showers over the bath and a WC. Apart from the kitchen, laundry, entrance hall and cloakroom, the house is carpeted throughout. The walls are painted magnolia and the woodwork is white or stained wood throughout. The doors are stained wood or painted white. Lighting is good throughout the house and there are bedside lights by all beds. All electric power points are about 18 inches above the floor. All taps, except those in the laundry sink, are lever taps. There is a landline telephone available as it is not possible to get any signal on mobile phone networks. Freeview is available.

Black Patch is a spacious and very attractive stone farmhouse in a secluded position 1 mile north of Norton, between Knighton and Presteigne, 3 miles away, with a good range of small shops and eating places. A lovely property for families and friends to get away from it all!

Approached up a rough 600 yard track past some farm buildings, the farmhouse enjoys beautiful peaceful views in an excellent area for walking, cycling, riding and golf. Retaining many original beams and stone walls, and fully equipped to high standards, it has 4 bedrooms (a double and 3 twins), 2 bath/shower rooms and a ground floor WC. The roomy kitchen/diner has a very smart fitted kitchen area and a large dining table with bench and chairs recessed into the stone inglenook with a feature bread oven. Black Patch benefits from two living rooms, a cosy sitting room with an open fire and a second sitting room with woodburning stove in the inglenook fireplace. Washing machine, tumble dryer in a laundry room, dishwasher, fridge/freezer, Freeview TV, DVD, WiFi, phone, oil central heating.

There's plenty of space outside with an enclosed grassed garden and patio and the farmhouse is on its own private water supply. Black Patch is an excellent choice from which to explore the borders and the Black & White Village Trail. Located in an area great for walking, golf, horse riding, cycling and even paragliding. Attractions nearby include the Victorian experience of the Judge's Lodgings in Presteigne and The Spaceguard Centre in Knighton.

A delightfully peaceful & cosy retreat with lovely views. If you need to escape the world for peace & quiet then this is the place. A surprisingly spacious layout upstairs and down, large enough for a big family or even groups of friends. The minute I walked through the door, I wanted to retire from work and live in Black Patch.
