Access Statement

The property is a single storey two bedroom cottage recently converted to a high standard from a stone built farm building. The cottage is located in the grounds of the owners' house and there is parking for one car immediately outside the cottage. Parking for a second car is also available close by with the opportunity to drop off luggage at the cottage before parking. To the front of the cottage there is one step to enter the house. To the rear of the cottage there is a level paved route to the rear door under a veranda. All the rooms in the house are on one level. The living room with kitchen area is in the centre of the cottage. There is a bedroom off each end of the living room. Both of the bedrooms are ensuite, one is twin bedded with a bathroom and one has a double bed and a shower room. The house is carpeted throughout except for the kitchen area which has slate tiles and the shower room which has a non-slip floor covering. The walls throughout are painted in pale shades with natural wood doors and frames. The television has teletext but, because of the rural location it has a limited number of channels. It also has a DVD player. There is a telephone which is set up to accept incoming calls only. All electric power points (except for worktop points in the kitchen) are around 500mm above floor level and the light switches are at 1,150mm. There is ample lighting throughout but additional lamps can be provided on request.

Description

A very comfortable barn conversion in the grounds of the owner’s home in Llanegryn in the beautiful Dysynni valley with Cadair Idris as a backdrop. The area offers many activities including excellent walking, river and sea fishing.

Y Bwthyn has been tastefully converted to a high standard throughout the property. The single storey cottage has an open-plan living space. The kitchen/sitting room has a dramatic high-pitched ceiling with exposed beams and skylights. The well equipped kitchen has a slate floor and includes a slim dishwasher, washer/dryer, microwave, fridge and freezer. The attractively furnished sitting area has a gas woodburner, TV, DVD player and WiFi available. The dining area is adjacent to the kitchen. The cottage has two en-suite bedrooms – a twin with bath, shower and WC and a king with walk-in shower and WC.

A pretty and private enclosed patio area lies to the rear of the cottage with garden furniture and a barbeque area.

There are many attractions and activities in the area such as Corris Craft Centre, King Arthur’s Labyrinth and Corris Mine Explorers at 15 miles away and Talyllyn narrow gauge railway 4 miles away. For watersports, golf and beach visit Tywyn and nearby Aberdyfi , a beautiful old fishing village with excellent eating places and a fabulous homemade ice cream shop and there is a leisure centre and cinema in Tywyn.

A charming and comfortable cottage, well equipped and perfectly located to explore Snowdonia National Park and the coastline. An enclosed back courtyard was perfect for our young dog, The owner was very helpful and informative on arrival and departure.
