Access Statement

This is a typical small Welsh detached cottage with access directly off the single track lane up to Lake Crafnant which is not served by public transport. As the lane is several miles long you may need to reverse into passing bays on occasions. It is a 2-storey cottage located 100m up a tarmac drive (sloping). There is an electric gate at the bottom of the drive. The code for the gate is: 2004 The cottage has its own parking in the gravel parking area directly adjacent to the right of the cottage. There is space for two cars although you will need to move one occasionally for access to the log shed. There is an outside light at the front door but this property is in a very rural location and there are no street lights or any other outside lighting at night. The grounds around the cottage are quite rough terrain and not particularly suitable for a toddler or the infirm. The ground floor of the property, the kitchen, diner and lounge area is of traditional dark natural stone walling. The flooring downstairs is quarry tile covered with rugs. There are stairs to the bedrooms. Because of the age and traditional nature of the property they are reasonably steep. The original exposed floorboards upstairs are a little uneven in this building as they have been kept as an original feature adding to its character. Upstairs is compact and I would imagine not spacious enough for comfortable wheelchair manoeuvring. The bathroom is galley style with a double shower. Walls upstairs are mostly pale. Latch doors are pine with pine frames. There is freeview TV and over 50 videos and DVDs. Both the DVD and TV have remote controls. There is a payphone as the mobile phone reception is also extremely patchy. Due to the natural stone walls, electric power points are at varying heights. The landscaped grounds in front of the cottage are dry stone wall terraced, grassed and have chippings, there are 3 spiral steps down the terracing to a second picnic area all with fantastic views. There are extensive nature walks within the grounds but the terrain is rough and not suitable for toddlers or the infirm.

This beautifully restored, detached stone cottage, is in a truly stunning location. Ochr Y Foel is set within the forested surroundings of Llyn Crafnant and has outstanding views over the lake and beyond. (If you are bringing dogs, please note that there is no enclosed garden; the grounds are extensive but open, shared with the owner and her dogs.) Situated in one of the most scenic parts of the Snowdonia National Park, this cottage benefits from being in a superb rural location, yet within easy driving distance of both the coast and the many of the attractions of Snowdonia. Access is by a single track road, 4 miles to Trefiw, 6 miles to Llanrwst, 8 miles to Betws-y-Coed and 13 miles to Conwy.

This stunning cottage retains much character, with exposed stone walls, beamed ceilings, some lovely antique furniture and polished wood floors. Heating is by night storage and convector heaters and a wood burning stove. The accommodation comprises:

Living Room: Comfortable seating, wood burning stove (initial logs provided, then at cost), TV/DVD/Freeview/Video, radio/CD and payphone. WiFi at the property can be slow on occasion due to the rural location.

Kitchen Diner: Compact but well equipped, with electric cooker, fridge, freezer, microwave, washing machine and dishwasher; stunning views towards the lake.

Bedroom 1: Double bed with antique brass bedstead.

Bedroom 2: Twin beds with antique wooden bed frames.

Shower Room: with shower cubicle, WC and basin.

Ochr y Foel is set within 6 acres of land, shared with the owner next door, with a terraced garden to the rear. The garden furniture is positioned to make the most of the stunning views and paths lead down through the garden to the lakeside pebble beach. Undercover bike storage is available.

There are fabulous walks and mountain bike trails from the door. A circular walk makes its way around the lake and there is a delightful lakeside cafe open during the summer. Trout fishing on the lake. A small shop, pub and cafe in Trefiw (4 miles) along with a working woollen mill and craft shop. Further shops and all the facilities of a small town can be found at the market town of Llanrwst or the ever popular Betws-y-Coed. Both Conwy Castle and the National Trust's Bodnant Gardens are approximately 13 miles away, Snowdon 20 miles and for the adventure seeker Surf Snowdonia Adventure Park with its inland surf lagoon.

Electricity by meter reading payable to the owner at the end of the holiday. Please be aware of increased electric tariffs. This cottage has its nightly rates reduced to take this into account. Tariffs are actual supplier and this pay-as-you go system is fairest for you and the planet.

Smoking permitted but the owner would be grateful that when possible smoking outside would be encouraged.

I welcome doggy friends. I am a dog lover myself but before going any further with the booking I need to know that you will agree to abide by the following strict conditions:

· S/he is friendly with other dogs as I live in the next door cottage with two dogs. (see below) and the land around the cottages is shared.

· S/he is up to date with worming and flea treatment. This is vital as sheep ticks are present on the land - as in ALL country areas - and your dog needs to be protected against them and I also need to protect my dogs, cottage and future human and doggie guests against worms, fleas and disease.

· S/he is over 6 months old and fully house trained and that she is not ‘in season’ at the time of your holiday.

· S/he is not allowed on the furniture unless covered with ample washed, clean, throws blankets and covers which you should bring with you . If your dog is used to going on the bed, please inform me and bring your own bed linen as well as throws – thank you.

· S/he is not allowed to scratch doors, window sills or furniture, nor left alone in the cottage. s/he is welcome to come and stay next door for the day if you go out! or you can use a crate or use a dog sitting service of which there is a great one in the village.

· You wipe / towel your dog down each time before entering the cottage, just as you would wipe your own feet! Please bring adequate doggie towels for this.

· You do not close any doors on your dog as this had lead to scratch marks on the front door, internal door frames, window sills and doors in the past.

Please also note that contrary to many other cottage lets, I do NOT CHARGE any extra for pets, nor do I ask for a security deposit or extra cleaning charge, however, in return for this I respectfully ask and expect that :

· You thoroughly vacuum and clean the cottage before your departure to remove all traces of pet evidence.

I hope you find these conditions not overbearing as they are simply designed so that you have an enjoyable holiday with your dear companion friend and standards of hygiene and cleanliness are kept high for both pet and non pet visitors alike.

The property was very cosy in traditional Welsh style with lots of traditional furniture. Beautiful views across the lake. Utterly tranquil. The only sounds being the birds and the lapping of water. Well situated for many attractions especially Betws y Coed. Good food and dog friendly restaurant locally.
