Access Statement

This recently converted cottage is at the end of a council adopted lane providing good access and is situated near to the owner's house.  The car park is large and level, surfaced with tarmac and only a few metres from the cottage.  There is ramped access with handrail to the front door of the cottage which has an 820mm wide opening.  

 

Internal doors are all 820mm wide.  Much of the ground floor is open plan and the hallway is wide for ease of access.  The ground floor rooms all have wooden floors except for the wet room which has a ceramic tiled floor (anti slip) and the bedroom which is carpeted.  All downstairs rooms are level throughout.  The wet room has a grab rail and a fold-down seat in the shower area. 

 

Light switches are 1055mm and power points 455mm from the floor throughout the property.  All doors have lever type handles.  Walls are painted in pale colours and rooms are well lit with ceiling lights and lamps are provided in all bedrooms and the living room. There is a colour TV with remote control and a video recorder.  There is full central heating throughout with thermostatic valve control and a supplementary wood burner in the lounge (a basket of logs is provided and further supplies may be had from a woodshed alongside the car park). 

 

Normal stairs (small flight, half-landing, longer flight all with balustrades) lead up to a small landing and two bedrooms with en-suite facilities. 

 

There are two steps down to the outside patio area but this can also be accessed via a passageway from the car park with very shallow steps or alternatively across lawned areas with no steps, just slopes.  Garden table and chairs and a barbecue are provided. 

 

The nearest railway station is 4 miles away at Caersws and National Express buses stop at Llanidloes (3.5 miles).  The nearest shop/post office are in Trefeglwys (approx. 1 mile) and more shops and places to eat and drink can be found in Llanidloes. 

 

Mobile phones have limited operational coverage inside the cottage (some networks are better than others) but most work well outside.  In an emergency the telephone in the owner's house can be used.  There is an information pack and OS map of the locality.  

 

Description

1 Derw Cottages is one of a pair of former farm buildings converted to very high standards, on the owners’ farm located 1 mile above Trefeglwys (which has a pub serving food and a community-run shop), 4 miles north of the market town of Llanidloes. The cottage benefits from a range of shared recreational facilities on site – tennis court, junior football pitch, children’s adventure play area and a spacious games room with snooker, table tennis and darts.

The cottage has WiFi, oil-fired central heating.

Ground Floor Accommodation comprises of:

Hallway: A spacious entrance hall with slate tiled floor, console table, coat hooks, staircase to bedrooms 2 and 3.

Sitting Room: with French doors to decked patio, three large sofas, electric stove, TV and DVD player

Living Room: with dining table and 8 chairs, sideboard, French windows to parking area, two sofas, TV, staircase to bedroom 4

Kitchen: Galley style fitted kitchen with plenty of storage, slate tiled floor, electric double oven and ceramic hob, tall fridge freezer, microwave, dishwasher

Utility Room: with washer/dryer and storage

Bedroom 1: ground floor double bedroom

Wet Room: spacious, fully tiled, with WC, basin, shower with drop down seat, grab rails

First Floor:

Bedroom 2: double bedroom with En Suite: shower cubicle, WC, basin

Bedroom 3: twin bedroom with En Suite: bath, WC, basin

Bedroom 4: (up a separate staircase above living room) twin bedroom with Juliet balcony and En Suite: shower cubicle, WC, basin

Outside: decking patio to rear with countryside view, garden furniture, barbecue, stream

Shared Recreational Facilities: on site tennis court, junior football pitch, children’s adventure playground and a games room with pool table, air hockey and table tennis (shared between occupants of three cottages, accommodating 16 people in total)

Parking: adjacent, for two cars; other space available on site if required

Excellent walking from the door, Severn Way and Glyndwr's Way nearby, Hafren forest for mountain biking, and Llyn Clywedog for watersports. Within easy reach of the coast at Aberystwyth. Rhayader and the picturesque Elan Valley to the south, the historic market town of Machynlleth and southern edge of the Snowdonia National Park to the north.

We were 4 couples staying at 1 Derw Cottage for 4 nights in September 2023. The property is located right next door to the owners house surrounded by beautiful countryside. The barn conversion is finished to a very high standard and comes complete with all the equipment you might need. We all felt very comfortable in the spacious living and dining room. The upstairs bedrooms have a wonderful view. Unfortunately, it rained every day during our stay so we could not use the lovely outdoor space with garden furniture and bbq. We did enjoy the games room very much and even managed to squeeze in a game of tennis in-between the rain. I am happy to recommend The Angle Inn in Llanidloes where we had a very tasty meal and friendly service. The owner, made us feel very welcome and told us about a great little walk on her farm with a spectacular view from the top of the hill. We all had a wonderful time and I would recommend this property to anyone wanting a few quiet and relaxing days in the countryside.

Superb holiday accommodation. The cottage is very well equipped with welcome drinks and snack provided on arrival. The games room has table football, table tennis and pool and there is a tennis court. The views from the property are stunning and the owner Helen is kind and helpful. We cannot fault it and would highly recommend.

The property description stated that it had wif-fi, but on arrival, we found that the house information booklet stated that the wi-fi capacity is limited. Our expectations would have been set right if this was made clear in the home description (as it is in some other descriptions: 'Wi-fi, but restricted download available').
