Description

Situated on the coast between Orford and Bawdsey, to the east of Woodbridge, this converted barn consists of two semi-detached properties (Barn Owl & Little Owl), linked through the gardens. Boasting all the mod cons for a stress-free holiday at any time of the year, this unique setting makes the perfect option for family get-togethers and special occasions. Completing the accommodation is the large games barn with communal dining area, and containing a table tennis and table football set - there's lots of fun to be had! This, paired with coastal walks right from the doorstep, makes for a truly unique and memorable stay for all ages.

Completely renovated as a barn conversion, The Owls at Oxley has been designed with the holidaymaker's needs in mind. Aligned to capture the very best of the stunning views of the Ore estuary and out to sea, you truly could not find a more idyllic location. Suiting all ages, The Owls at Oxley provides the perfect place for bird watching, stargazing, kite surfing, fishing or sailing!

With single level accommodation (with just a few steps into the front door and a couple of steps to the bedrooms and bathrooms), there is enhanced ease of access. Barn Owl also has the advantage of a ground floor bedroom. Barn Owl sleeps up to 6 guests, whilst Little Owl sleeps 4 guests.

Large French doors to the rear of both main barns open out onto separate decks with steps down onto private grass areas. The views from here are truly breath-taking; stand and look out along the coast to Orford and the entrance to the river Alde. A unique coastal spot with plenty of exploring to be done. Directly below the garden is a gated paddock with large pond, beyond which, you can appreciate views of a grazing meadow with ponies.

Step outside and enjoy the scenic 10-15 minute stroll to the beach at Shingle Street. Lined with just a dozen cottages, a Napoleonic Martello Tower and a former coastguard station, it really does feel like a secret escape. A popular area for kite surfers, fishermen and walkers, take your camera and photograph some of the beautiful wildlife including ground nesting birds and seals who bask on the far side of the estuary entrance, particularly in late summer and winter.

Also, on the grounds of The Owls at Oxley is an enclosed and covered circular plunge pool (1.3 meters deep) which is available to guests from May to end of September. Solar-warmed in the summer months, it is perfect for a relaxing dip. (Please bring your own towels)

Hot tub hire: guests can directly hire and pay for a hot tub via one of these two companies, Norfolk Suffolk Hot Tubs or Suffolk Hot Tubs. A charge of £25 for a weekend booking or £35 for a week for heating the tub is payable to the owners during your stay. The owners should be notified of any hire so they can facilitate access and setup.

Please note that this property is ideal for family group holidays and special occasions but not 'hens or stags' parties. If you would like to discuss your particular requirements, then the owners will be happy to speak directly with you - just get in touch.

Barn Owl (Sleeps 6) Room by Room Layout:

Hallway: space for hooks, coats, a box seat with storage for outdoor wear and boots.
Open Plan Kitchen/Sitting/Dining Area: kitchen with dishwasher, fridge and freezer, electric hob and separate oven, plenty of cupboard space, kettle, 4 slice toaster, microwave. Dining area with dining table and six chairs. Sitting room with sofas, coffee table, flat screen HD TV and log burning stove. Large French doors open out to decked area.
Bedroom 1: Twin bedroom (comprising of 1 full sized single bed and 1 pull out single bed), bedside table and lamp, small wardrobe with hangers and drawers and desk with chest of drawers.

Bedroom 2: Twin bedroom, bedside chest of drawers with lamp, dressing table with mirror and drawers, coat stand with hangers.
Bedroom 3 (Master bedroom): King size bed, bedside tables and lamps, dressing table with drawers, large walk in cupboard. Ensuite Shower Room: large shower, wash basin, w.c. and heated towel rail. Hairdryer.
Family bathroom: bath with overhead shower, wash basin and w.c., heated towel rail.

Little Owl (Sleeps 4) Room by Room Layout:

Open Plan Kitchen/Living/Dining Area: kitchen with dishwasher, full height fridge-freezer, electric hob and separate oven, plenty of cupboard space, kettle, toaster, and microwave. Dining area with dining table and chairs for 4. Sitting room with sofas, coffee table, flat screen HD TV and log burning stove. The room is adorned by artwork by local photographer, Catherine Lindsay-Davies. Large French doors open out to decked garden area.

3 steps up lead to…

Bedroom 1: Twin bedroom, a large mirror, a desk, drawers, a clothes hanger, and bedside table with lamp.
Bedroom 2: King size bed, desk, built in wardrobe and large mirror, with an en suite shower room. Ensuite with a large shower, wash basin, w.c. and heated towel rail.
Family Bathroom: with bath with overhead shower, wash basin and w.c., heated towel rail.

Outside: French doors in each of the main barns lead to a private rear decked area with table and chairs. Steps down lead to a small garden area with grass, planting, and a bbq. There is a further West facing seating area for evening dining. A gate connects the gardens of each barn. A further gate leads from the garden to a lovely avenue of trees which leads to a field with grazing land and large pond. Ponies occupy the meadows in front of this, beyond lies the beach and the sea. Children will love seeing the horses and sheep on site. Oxley Dairy is a working farm, sadly now without a dairy. Plenty of storage available both in the lobby and games barn for anything from pushchairs to bikes, sailing equipment to surfboards!

Games Barn: A large, covered games barn with lots of activities, including table tennis, table football and a small pool table is available. This barn also contains a communal dining area with seating for 10 (please note that food must be cooked in the main accommodation of the barns, i.e. Kitchen or BBQ, as there are no cooking facilities within the games barn itself.

Outdoor solar-warmed plunge pool: Circular, covered and enclosed, measuring 1.3 metres deep, the pool is warmed by solar in the summer and is typically available for use between May-September.

Hot tub hire: guests can directly hire and pay for a hot tub via one of these two companies: Norfolk Suffolk Hot Tubs or Suffolk Hot Tubs. A charge of £25 for a weekend booking or £35 for a week for heating the tub is payable to the owners during your stay. The owners should be notified of any hire so they can facilitate access and setup.

Heating: Underfloor heating throughout both barns. A basket of logs and kindling are provided for the log burning stove
Parking: Off road parking for at least 5 cars. Further space can be made available on request for dinghies, RIBs or horse boxes. Electric car charging is possible with an extra charge paid at the time of the stay, direct to the owner, according to use.
Pets: 1 dog welcome in each barn. Dogs must not be left unattended in the properties and please ensure dogs are kept off furniture and out of bedrooms. Please bring your own towels for your dog.
Notes: wi-fi, linen and towels provided. Please bring your own swimming, dog and hot tub towels (if hot tub hire arranged). A starter pack for for the barbecue is provided, but guests will need to provide their own charcoal. No smoking in the barns or close to the buildings. All properties are completely private and are separate from the owner's farmhouse and working farm (although the barns are situated on site of the owner's home). Please note the plunge pool is solar-warmed and therefore only available May-September. Please bring your own towels for the pool and if choosing hot tub hire.
Laundry Barn: laundry room where there are two washing machines, a tumble dryer, and a double stainless steel sink. Ample storage space here for bikes whilst large lockable storage boxes have been built where you can store sailing, kiting, riding and fishing equipment. Also available is an iron, ironing board and clothes airer.

The cottage themselves were great however, I chose them because there was a pool. This was meant that I paid more than I would have done for the same number of rooms without a pool. The weather was lovely when we arrived on the Friday and over the weekend but the pool was out of use and remained so all week. Granted, it was not warm enough to swim later in the week but I was disappointed that I had not got a pool at the start of the holiday have only chosen this particular cottage because there was a pool.
