Access Statement

Approached from either the parking space to the rear of the property by car or can be
reached by foot from the front door fronting Brixham road.

Access from the parking space into the top floor is via an external flight of 8 steps across a
decked balcony. Or you can continue down a further 28 external steps to the ground floor
and approach through either the rear door or walk along a level pathway to the front door.
Pedestrian access via the front of the property is accessed up 33 steps into the entrance
hallway

Description

Genista is a wonderfully situated house in the picturesque village of Kingswear, with stunning uninterrupted views over Waterhead Creek, the River Dart and across to the Britannia Naval College from many of the rooms.  The property features two large, decked areas with ample room for dining and relaxing, and a balcony in the top flat, all with fantastic river views.  In addition, there is a small, decked area to the rear of the property that is a lovely sun trap in the mornings.

Genista is a welcoming home suited to families with young children and grandparents, and groups of friends.  It’s peaceful yet convenient location with wonderful views make it a great base to explore the surrounding countryside, beaches and nearby towns of Brixham and Torquay. Genista is situated in a residential area, so we do ask that you are respectful of our neighbours.

The accommodation is light and airy, and arranged over 3 levels, with the top level consisting of a self-contained flat which makes it ideal for grandparents or couples holidaying with a larger group.  The property is close to launch sites for paddleboarding and kayaking.

Kingswear lies on the eastern side of the beautiful River Dart, opposite the historic port town of Dartmouth, in an Area of Outstanding Natural Beauty.  From Genista it is a gently sloping walk down to the village which has a shop, post office, wine bar and two excellent pubs that serve food and takeaways.  From Kingswear you can take a steam train to the seaside town of Paignton. A short and beautifully scenic ferry ride takes you across to Dartmouth and its numerous shops, cafes, restaurants as well as water sports, and boat trips up the river to Totnes, the Greenaway Estate or out to sea for dolphin watching.

Top Floor

The top floor flat with accommodation for two, includes a balcony with wonderful panoramic views over the creek and across to the beautiful town of Dartmouth.  You can enjoy the views from the king sized bed, or the sitting area with table and smart TV.  There is a kitchen with oven, hob, microwave, fridge with freezer drawer, dishwasher, coffee machine and breakfast bar.  The large ensuite bathroom has a walk-in shower, toilet, bidet and wash basin.

First Floor

Ground Floor

The open plan kitchen, dining and lounge area is bright and comfortable with large bay windows maximising the fantastic view.  The large well-equipped kitchen has a breakfast bar, a double oven, microwave, fridge freezer and dishwasher.  The dining area can seat up to 8 people.  

The lounge area has plenty of seating and a smart TV.  A door leads to a utility room with a washing machine and toilet.  The front door takes you onto the decked area with sun loungers and a dining table for 8 so you can enjoy eating outside whilst enjoying the views.

Parking Allocated parking space for one car.
Security Deposit: This property has a refundable Accidental Damage Deposit of £350, which is payable to Original Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

Genista is a fabulous, spacious house set over 3 floors, with outside space further down. Gorgeous views over the river and towards Dartmouth and it’s stunning naval college. It was great to watch the steam train from one of the many balconies. Very comfortable beds, with John Lewis bedding. Fluffy towels, soft water area. For fish lovers, Brixham fish market is a must and great value for money. There is also a great butchers in Dartmouth, and a handy M and S food hall. Small convenience stall 5 min walk. Steam Packet pub - 5 minutes down the hill, great atmosphere and fabulous food. Great place for a lovely holiday. Thank you Paul and Alison.

We spent a week with the family in Genista and throughly enjoyed our stay. The property is beautifully renovated and the setting just breathtaking. We loved spending time outside and on the balcony enjoying the scenery and felt truly relaxed after our holiday. The rooms were beautifully furnished and the kitchens adequately equipped with everything you need for a home from home and the small selection of books and games were a really lovely bonus. We'd highly recommend the property and Kingswear and will definitely return!
