Little Orchard is set in the grounds of Orchard Farm and is located next to the owners' family home, but benefits from its own separate entrance and garden.  The property is a 13 acre equestrian smallholding, with horses being the main focus of the property. Free-range chickens and ducks wander round the farmhouse garden, (and occasionally wander a little further).  The inquisitive farm cat likes to see who’s visiting, and the friendly Labradors are also keen to say hello. 

This superb 3 bedroom conversion is all on one level and has been styled to the highest standards with great attention to the smallest detail.  It has been converted to be energy efficient and as eco-friendly as possible.  Thermally efficient, it is warm and cosy in the winter, and cool in the summer.  The large expanse of roof has been utilised for harvesting solar energy, and the property is heated using electric heating and there is also a wood-burning stove in the sitting room.   

There are French doors opening onto a terraced area with fantastic views across the adjoining fields and woodland with direct access to the forestry commission land, making it ideal for keen walkers.  There are three double bedrooms, one with an en-suite and a spacious well-equipped kitchen with the dining table at its heart - the perfect place for family meals or just catching up over a cup of tea or a chilled glass of wine.  The local area around the property is full of good country pubs and places to eat.  Staplecross is a pretty village with many period houses, nearby Bodiam has the wonderful castle ruins and Sedlescombe boasts its own organic vineyard, which you can walk to via woodland footpaths.  Great Dixter House and Gardens is in Northiam makes a great day out at any time of the year and also within approx a 10 minute drive is the village of Hawkhurst with supermarket, chemist, bakers etc, plus fishing lakes and a golf course.  

The historical town of Battle is also just under 10 minutes away – a visitor must with the impressive abbey and 1066 Battle of Hastings battlefields to explore. Lots of lovely shops and cafes etc too. 

Tenterden with cafes, restaurants and a nostalgic steam railway.  Hastings and Rye are also on your doorstep as are the golden sands at Camber.  Little Orchard is situated right on the Sussex/Kent border, making this the perfect holiday property for families or couples looking for either a fun filled holiday or a relaxing break in the countryside.

Little Orchard is a very spacious tranquil cottage, decorated to a high specification. It is very well equipped, and there were lots of nice touches, a hamper with bread, milk, and coffee. They also provided dishwasher tablets and things like that, which were very useful, so there is nothing you could want. The cottage was close to Battle, HastingRead mores and Rye, so there was lots to see on the doorstep. The cottage is home from home, and I would recommend. Hide

Little Orchard was the perfect venue for us to spend time with our family, who all live in Sussex. The cottage was lovely and clean, warm and spacious and we were lucky enough to have the weather for a bbq, which Lindsay and Dan kindly brought out of winter storage for us. We would definitely like to return.

The cottage was very well equipped and had everything we required. The hamper was a lovely and welcome surprise. The cottage was very warm and cosy. It was an ideal location to Rye and Hastings. We had a great family break.

A perfect place with its own garden for outdoor ball games. The big kitchen diner was great for cooking and socialsing and a comfortable separate lounge.

A delightful cottage with lovely hosts, who let us have access to the dogs and horses. Very well equipped , clean and a good location for visiting various places in the area. Highly recommend the Quirrel Inn for lunch and visits to Battle, Rye and Hastings

Super cottage! Really beautifully styled and furnished managed to be contemporary and stylish but with lovely traditional touches; spacious yet cosy; really well kitted out yet uncluttered. Accommodated six of us easily. Dog loved the safe enclosed garden. We enjoyed dining on the outdoor table, too, watching the sun go down. We enjoyed our stay in Little Orchard which is a well equipped, comfortable and spacious accommodation. Our dogs enjoyed the secure gardens and walking in the adjacent woods. A lovely, well-equipped and comfortable cottage which was beautifully clean on our arrival. Very thoughtful welcome package plus tea/coffee - thank you. Nice woodland walks on the doorstep but muddy (April) so wellies were a must. The main road is quite noisy at times but not noticeable from inside the cottage.

This wonderful property turned out to be a marvellous find. It's spacious and being on one level particularly suited my elderly mother who isn't so agile theses days. For me, I was very impressed with the quality of the dog proof fencing around the whole garden and gate area which gave me confidence that my small Tibetan Spaniel dog wouldn't be ablRead moree to escape! The owners and neighbours were incredibly friendly without being in the least bit obtrusive. All in all I thoroughly recommend staying here to visit Rye, Battle, Hastings, Eastbourne (not so nice!) and a bit further afield the Pavilion in Brighton. Hide

Little Orchard was in a lovely position with a beautiful garden for our dogs. Nearby are beautiful woods to take walks in. The property is very spacious and nicely decorated with everything you could need. We didn't want to leave!
