A beautiful well laid out property, with lots of spaces inside and out, perfect for family and friends to enjoy. Set in central Ashbourne and nestled on a quiet hillside with unobstructed views to the open countryside, it’s a short walk to the colourful market square with shops, cafes, and pubs to visit. Steps away is a network of country footpaths and cycle trails including Tissington Trail with nearby cycle hire. Visit Carsington Water (7 miles), with walks, cycling, and water sports to enjoy. Enjoy family fun at Alton Towers (12 miles), Peak Wildlife Park (11 miles), Museum of Childhood at Sudbury Hall (11 miles), and Great British Car Journey (15 miles). Be sure to explore Chatsworth House (20 miles) and gardens, navigate the garden maze and treat yourself to a leisurely afternoon tea. 

The property itself is accessed via a private driveway offering off-street parking space. The hallway, lounge, and dining room share the same beautifully restored original hardwood parquet flooring.

Entrance Porch: with coat hooks and long upholstered bench offering plenty of storage for shoes and boots.

Hall: with console table.

Cloakroom: with WC and basin (mind the step!).

Lounge: with two comfortable sofas, accent chairs, coffee table, Smart TV and electric flame-effect fire. (One of the sofas is a sofabed for alternative sleeping accommodation, if required.) The sideboard contains toys and games for those family times after a day exploring. Patio doors to decking and enclosed lawned front garden.

Dining Room: with table and six chairs. (Additional folding chairs, if required, are stored in the garage.)

Kitchen/Breakfast Conservatory: well equipped galley kitchen with electric cooker, under-counter fridge, under-counter freezer, dishwasher and microwave; conservatory breakfast table and four chairs. Door to gardens.

First Floor:

Bedroom 1: with king size bed.

Bedroom 2: with king size bed.

Bedroom 3: with twin beds.

Family Bathroom: with shower over the bath, WC and basin.

Outside: is a variety of garden spaces, outdoor seating and dining options. The front garden is enclosed by gate, mature planting and hedges (safe for children but a dog keen on escapology might get through gaps), with garden furniture on the raised decking and a sun awning. To the side of the property is a swing seat for two. Adjacent to the garage is an under-cover seating area with decorative lighting, comfortable sofas and coffee table, as well as an ‘egg’ chair. There is also a patio dining table, chairs and parasol for outdoor dining. Two raised areas above the main gardens offer views over the town towards the hills.

Garage: offers secure storage for bikes, a good-sized charcoal barbecue, additional chairs (indoor and outdoor) and cushions for the outdoor furniture, as well as a table tennis table, washer dryer and an additional fridge freezer.

Parking: on the driveway for two or three cars; additional parking on the roadside.

Very impressed with this cottage. Easy walking access to the centre and a good view out over Ashbourne. The property is very snug and well maintained, nothing really to complain about. Property has a lot of useful information and walking books if you're not prepared with things to do.

We had a lovely family holiday over February half term. The cottage is in a great location with lots of walks easily accessible. Our stay was comfy, the welcome book held all the information we needed, everything was well thought out, and everything we needed was provided. Beds were spacious and comfy, and the shower was powerful. The cottage was nice and warm even in chilly February, and the lobby area was really handy after muddy walks. My son enjoyed the table tennis in the garage, and there was lots of games and a couple of toys provided in the living room cupboard.

We had a lovely and comfortable stay at The Eyrie Cottage. It is in an excellent location and within close walking distance to the centre of Ashbourne. Also beautiful surrounding areas for walking. The cottage is spacious but cosy and very well equipped for all your needs. All areas were very clean and the cottage is well maintained. I would definitely visit this cottage again and have no hesitation in recommending it to family and friends.

We enjoyed our stay in this very well appointed house. Sadly we were unable to enjoy the lovely garden areas due to the horrible weather. It is ideally situated within a short walk of the town and well placed for visiting the surrounding areas. Great to have private parking big enough for large car, but be aware you can only back into the drive and it can be tricky when cars are parked opposite. We would certainly consider staying there again.

The Cottage was a home from home with every comfort, spotlessly clean, all the kitchen equipment you could require, very comfortable beds. If there was one fault it was that the garden was not secure for our dog, which had to be on her leash all the time. The drive had no gate and both garden areas had gapes sufficient for a dog to get through, one of which was on to the main road. Whilst this was a concern it did not detract from our enjoyment as our dog is still quiet young and requires supervision.
