Take a stroll or cycle along the Exe Estuary trail (9 miles) from Dawlish to Exmouth, passing through the pretty, picturesque villages of Starcross, Topsham and Lympstone.

Through the entrance hall, you’re welcomed into a spacious living room, complete with a period fireplace housing a feature wood burner, a TV and CD player as well as plenty of comfortable seating. The rear of the cottage opens onto a light and bright open-plan kitchen/diner featuring statement ceiling beams, with a well-equipped farmhouse-style kitchen wrapping around a kitsch wooden farmhouse table and chairs. There is also a handy utility room housing a washer/dryer on this level. Upstairs, you’ll find a spacious double bedroom with a high ceiling and exposed beams, plus a second bedroom, also with high ceilings, featuring three single beds and a characterful low window. A contemporary family bathroom with a bath and separate shower cubicle completes this comfortable cottage.

Through the back door in the kitchen, you’ll find a sunny decked terrace leading onto a gently sloping lawn, enclosed garden by a low fence with superb uninterrupted views of the coarse fishing lake, foliage and hillside beyond, providing a picturesque backdrop for dining outdoors.

One unique feature of the barn is that from the very private decking and pretty rear garden area guests are just a fishing rod cast away from a number of coarse fishing lakes where anglers can arrange locally to fish the well stocked lakes for Carp, Tench, Roach etc.

Kitchen/Dining Area

This open plan kitchen/dining area is very light and with a rural style. The kitchen is fully equipped with an electric range cooker, microwave, coffee machine, fridge, freezer and dishwasher. The dining area has a large wooden table with six chairs. Also, there is an utility room with a washer dryer, WC and basin.

Living Area

There is a two seater sofa and a three seater sofa with a coffee table. This area is heated by a log burner. In the corner, there is a TV with freeview and a CD player.

Sleeping

The master bedroom has a double bed with two bedside tables with bedside lamps and a hairdryer. 
The second bedroom has carpeted floor and three single beds bedside tables and lamps and a hairdryer.

Bathroom

It has a  separate shower cubicle, bath, wc and basin.

Private off road parking for two cars.

Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

Lovely cottage: well equipped, comfortable, warm, off the beaten track but easy to find. Lovely owners, really friendly and helpful. Hoping to return!
