Overview

This wonderful four bedroom house in the heart of Shaldon is an ideal base for family holidays on the South Devon coast, offering a balanced combination of a Georgian character and contemporary interior charm. It benefits from a fully equipped spacious kitchen diner, comfortable layout and furnishings throughout the house, as well as private parking, an enclosed courtyard garden with private hot tub, and four spacious bedrooms which make up the sleeping accommodation.

In years gone by, Royal Standard House operated as a local family pub in the heart of Shaldon, but more recently has been converted to a bright and spacious home from home, laid out over 3 floors whilst still enjoying its central location, in close proximity to local cafes, pubs and restaurants, as well as the iconic red sands of Shaldon Beach.

Ground Floor

Entrance: Hall with space to hang outerwear and space for shoes. Downstairs WC with hand basin.

Kitchen-Diner: New Kitchen 2024 Well equipped with a range style electric double oven with 5-ring gas hob, fridge-freezer (60/40), dishwasher and plenty of pots, pans and crockery. Utility cupboard – washing machine, tumble dryer.  The dining table where the family can all sit together, whilst French doors open out onto the private paved garden courtyard complete with private hot tub. 

Lounge: Two comfy sofas, coffee table, armchair, electric log effect fire. French door to garden courtyard. Door leads to snug room with Smart TV with Freeview, DVD (Amazon/Netflix TV available - you will require your own log in details), 

WC: ground floor WC with wall mounted sink.

First Floor

Bedroom 1: A master bedroom with a king size bed, bedside tables with reading lights, chest of drawers and built in wardrobe. En-suite bathroom with walk in shower, separate bath, WC and washing basin.

Bedroom 2: This bedroom features two single beds (zip&link - can be joined to form a Superking-size bed on request). Bedside tables with reading lights, as well as built in wardrobe, chest of drawers.

Bedroom 3: This bedroom has a double bed, bedside tables with reading lamps, built in wardrobe & chest of drawers.

Family bathroom: A tiled, contemporary bathroom with bath and shower overhead, WC and wash basin.

Second Floor/attic

Bedroom 4: Featuring a Kingsize bed and additional single bed, reading lamps, a chest of drawers and hanging rail. The other end of room could be called a loft snug as one can find TV & table football along with bean-bag floor cushions which the younger generation adores.

Second Family Bathroom: A modern bathroom with walk in shower, separate bath, WC and wash basin.

Garden Courtyard

Table and chairs for outside alfresco dining. Hot tub - please use at your own risk and follow the instructions left at the property for you; please do not leave your children unattended. Outside tap with a house pipe for rinsing beach items or the muddy paws of your four legged friend.

Parking: 1 allocated parking space is provided in covered private car park near to the property. Please note that this parking space is designed for mid-sized cars (e.g Golf/ Focus) and smaller. There is always space for larger vehicles in nearby public car parks such as the Ness car park.

Changeover Day: Saturday with arrival from 4pm. Departure by 10am

Security Deposit: This property has a refundable Accidental Damage Deposit of £350, which is payable to Blueriver Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

Utilities: Gas central heating. Electric fireplace in the lounge. Gas BBQ in the garden (complimentary gas provided).

Linen and Towels: Bed linen, towels and hot tub towels are included. Please bring your own beach towels.

Baby Equipment: Travel cot, highchair, and stair gate. Please provide your own bedding and linen for the travel cot.

Shop: 0.1mi     Pub: 0.1mi

Notes: No smoking. Wi-Fi Provided. 3 pets welcome. Parties are strictly forbidden and children/minors are not to be left unattended at the property.

What a fantastic holiday home which was like a tardis, with so much room for all of our guests. Even a friend of ours, who has a beach hut nearby, was amazed at the size, and quality of the house. We are also pleased, as my mum left behind a hearing aid that was returned without fuss.

wow what can I say about Royal Standard House, it was fantastic we loved everything about it - so clean, lovely big rooms, comfortable beds, kitchen equipment and so pet friendly, a lovely friendly village. Everything we needed was there, i will definitely recommend to my friends and hopefully we will book again next year

I requested bedroom 3 to be set up as two single beds rather than one double, and my request was acknowledged in your email dated 7th February. However, this had not been done when we arrived. The two adults who had planned to occupy bedroom 3 on the first floor (one of whom has Parkinsons Disease with reduced mobility so climbing stairs is difficult) had to use the loft bedroom up another flight of stairs and use a small single child's bed. I was disappointed that the confirmed arrangements had not been actioned.
