Description

One of four barns situated on the owner’s coastal farm west of the pretty village of Abbotsham. With direct access to the South West Coast Path, you can enjoy beautiful walks with uninterrupted views of the Atlantic Ocean. A great spot for keen surfers with sandy beaches nearby including Westward Ho!, Croyde and Woolacombe. On a clear day look out at Lundy on the horizon, which is home to an array of wildlife. Take a day trip to the island on the MS Oldenburg which departs from the port town of Bideford. The seaside village of Westward Ho! is just 3 miles away, named after Charles Kingsley’s novel. Brightly coloured beach huts line the promenade which is also home to Rudyard Kipling’s poem ‘If’ which has been set into the pavement. Enjoy the local area with plenty of pretty gardens and visit nearby National Trust locations, including Tapeley Park (5.5 miles), RHS Rosemoor (11 miles) and Arlington Court (21 miles).

This spacious two-storey barn sits in a courtyard setting and your privacy is assured. On entering you will find yourself in the entrance hall where you are immediately drawn down through the open-plan lounge/kitchen/diner to the large patio doors and magnificent sea views. This living space has underfloor heating, a Smart TV and comfy seating. There is a large dining table and chairs plus a well-equipped kitchen with everything you need to cater for your stay. Back up into the hallway and you will find a utility room with a handy separate WC. A small snug/office is next and offers a place to work or catch up on emails, as well as seating and a selection of books puzzles and games. Heading up the stairs, a spacious landing area with seating leads to the three bedrooms, the first of which is a king-size with low windows allowing you to see the fabulous sea views from your bed. This room also has an en-suite shower room. The next bedroom has a 4’ small double bed and the last has a single bed. A family bathroom completes the accommodation.

Stepping outside from the lounge, through large sliding doors is an enclosed garden, with patio and garden furniture leading to a large lawn with charcoal BBQ. It’s a great place to enjoy your morning coffee or sundowner and ideal for those who are looking to bring their four-legged friends.

Reviews

Stunning panoramic views from the master bedroom and living room, will very likely return in the future just to watch the beautiful sunsets ! We were a family of 4 with two teenagers and medium sized dog and there was enough room and comfortable for all of us. Owner was lovely and easily contactable.

Mrs B,

Great property! The panoramic views are amazing from the garden and bedroom. Location quite central to all the sandy beaches that was suitable for our two dogs. Very clean, light and airy open plan living space with a modern touch. We felt very at home and would recommend.

Mrs W,

A lovely warm and comfortable, barn conversation with a view that changed by the minute. We will definitely miss it. Great secure garden for all size dogs

Miss N,

This cottage was fabulous. The owners have thought of everything, all the little details made it very special, from the locally sourced milk and hand soap, to the provision of great ground coffee, olive oil, and chocolate cake on our arrival. The house was spotless and very cosy, just what we needed in the February half term break. The beds were incredibly comfortable as well. We'll definitely be booking another stay here.

Mrs B,

Really lovely and comfortable property finished to a high standard. A generous welcome package which was greatly appreciated. Plenty of parking.

Mrs J,

An absolutely fantastic house with views to die for. We were going to pop into town for a drink, but instead we took a couple of chairs outside and lost ourselves in the view, and who would have expected on last week in January. Great to be able to let the dogs out to run around. We hope to return.

Mr M,

We loved our stay at Kingsland. It’s furnished and equipped to a very high standard and the underfloor heating made it very cosy. We felt very well looked after, and were spoilt by the basket of goodies that was waiting for us on arrival. The Christmas decorations were a much appreciated surprise touch. We’d love to visit in the warmer months to spend some long summer evenings enjoying the views.

Mr F,

A hidden gem in a beautiful location . Everything about the barn and its surroundings was 5 star. Would highly recommend. Sue, the owner very supportive when we had to batten down the hatches for Storm Darragh. Nothing was to much trouble. Definitely plan to return.

Mrs G,

A stunning property, located in a beautiful setting. With everything you could possibly need. Amazing walks from the front door. Just perfect!

Mrs M,

We had a fantastic time here , you can see that the properties have been done to a really high standard . Definitely would love to come back , great views great walks . Thatched inn was a brilliant place for food went there 5 times . Thank you for a great stay .

Mr P,

Absolutely gorgeous cottage, with even better views. They have thought of everything and the little touches were a winner. The welcome basket and the dogs bowls and blankets were such a perfect touch.

Mrs N,

Ok - so a part of me doesn’t want to write this as I want to keep this cottage and its location a complete secret! However, (the owner) is such a wonderful person and yoga instructor that I feel I must review. We arrived and the cottage immediately felt like home. Very clean and welcoming. The location is magical - over looking the sea and wonderful sunsets. And it’s so incredibly quiet. A short walk and your down to the pebbly beach or a longer 40 min walk along the coastal path takes you to Westward Ho beach/town. The location and accommodation are faultless and is always on hand to answer any questions. We also took the opportunity to take some yoga classes- again in a beautiful space overlooking the sea. If you’re not sure about booking - just book! I guarantee you won’t be disappointed

Ms H,

The house and location are extraordinarily beautiful. Spacious rooms, loved the little study downstairs too. Was so impressed by the setting of the barns and the external lighting and wild flowers. The glorious view of the sea will stay etched in my memory. You felt that everything had been planned for your pleasure and comfort.

Mrs C,

An absolutely beautiful place, stunning views over towards Clovelly, spotlessly clean and very comfortable, the decor is perfect, very tasteful. The owners are lovely and very helpful, the welcome pack was lovely, thank you. It was the quietest place we have ever stayed in, the little courtyard that leads to the properties is so cute with beautiful wild flowers, depending what time of year you go obviously...you will love it as much as we did. The Thatched Inn in the village does amazing food.

Mrs W,

Everything was just stunning and we had the most amazing week. Everything we needed was there. And everyone was absolutely lovely. Would recommend anyone to go here, it was relaxing with the most amazing views. Can not recommend this place enough.

Mrs J,

A beautiful property in an absolutely stunning location. The perfect retreat for a peaceful break. We could quite happily live there - none of us wanted to go home!
