A former farm barn, Little Owl has been truly transformed into a beautiful two bedroom, two bathroom property with exceptional views over the farm fields (where sheep and ponies graze), over the Ore estuary towards the sea. A beautiful property in a wonderfully unique setting and with all mod cons for a stay, whatever the time of year.
Little Owl has been carefully renovated to make the very most of its outstanding views and location, right by the sea and the Ore estuary. This idyllic location suits both families with youngsters or adults with its brilliant setting being perfect for bird watching, star gazing, fishing, wind surfing or sailing! With a beautifully furnished, spacious, open plan living area and three comfortable bedrooms this retreat is perfect for families. Bedrooms comprise of a twin bedroom and a king bedroom with en-suite shower room and boasting views out over the Ore Estuary towards the sea. The accommodation is completed by a modern family bathroom.
Large French doors open from the sitting room onto a decked area, leading down to the secure garden. The views from the sitting room and deck are outstanding, looking out along the coast to Orford. A covered games barn (shared between the two barns on site) is available to use and contains various activities including table tennis. Beyond the garden is a gated paddock with large pond, and boasting views of a grazing meadow with ponies.
Little Owl has uninterrupted views of the coast to Orford and the entrance to the river Alde, a perfect coastal spot. The beach at Shingle Street is just a 10-15 stroll away. A truly unique spot, just a couple of dozen cottages line the beach, along with a Napoleonic Martello tower and a former coastguard station. Shingle Street boasts a real sense of remoteness. With miles of shingle beach peppered with amazing wild flowers, you can watch the ground nesting birds and the seals basking on the far side of the estuary entrance, particularly in the winter and late summer. Shingle Street is loved by wind surfers, sailboarders, walkers, cyclists, fishermen and bird watchers alike. The market town of Woodbridge has an abundance of pubs and restaurants, as well as a bustling thoroughfare and offers a wonderful day out, only 20 minutes by car. Grocery deliveries are available from the major supermarkets and there is a good village shop in Hollesley with all essential provisions including locally grown fruit and veg along with a Post Office. Nearby Alderton also a good village shop, just a five minute drive away. There are plenty of farm shops selling locally sourced produce, scattered across the Suffolk countryside.
For larger groups, Little Owl can also be rented in conjunction with the neighbouring property (Barn Owl) to sleep 10. The Owls at Oxley sleeps up to 10 guests and makes a wonderful retreat for special occasions or larger family groups.
Optional External Hot Tub Hire: Guests can directly hire and pay for a hot tub via Suffolk Hot Tubs. A separate charge of £25 for a weekend booking or £35 for a week for heating the tub is payable to the owners during your stay. The owners should be notified of any hire so they can facilitate access and setup.

Dining area with dining table and chairs for 4. Sitting room with sofas, coffee table, flat screen HD TV and log burning stove. The room is adorned by artwork by local photographer, Catherine Lindsay-Davies. Large French doors open out to decked garden area.

Bedroom 1: Twin bedroom, a large mirror, a desk, drawers, a clothes hanger, and bedside table with lamp.
Bedroom 2: King size bed, desk, built in wardrobe and large mirror, dressing table with drawers and bedside tables with drawers, with an en suite shower room. En-suite shower room: large shower, wash basin, w.c. and heated towel rail.
Family Bathroom: with bath with overhead shower, wash basin and w.c., heated towel rail.
Outside: French doors lead to a private rear decked area with table, chair and parasol. Steps down lead to a small garden area with grass, planting, and a bbq. There is a further West facing seating area for evening dining. A gate connects the gardens of each barn. A further gate leads from the garden to a lovely avenue of trees which leads to a field with grazing land and large pond. Ponies occupy the meadows in front of this, beyond lies the beach and the sea. Children will love seeing the horses and sheep on site. Oxley Dairy is a working farm, sadly now without a dairy. Plenty of storage available both in the lobby and games barn for anything from pushchairs to bikes, sailing equipment to surfboards!
Shared Games Barn: A large, covered games barn with lots of activities, including table tennis, table football and a small pool table is available. This barn also contains an additional an additional communal dining area with seating for 12 (please note that food must be cooked in the main accommodation of the barns, i.e. Kitchen or BBQ, as there are no cooking facilities within the games barn itself.
Hot tub hire: guests can directly hire and pay for a hot tub via Suffolk Hot Tubs. A charge of £25 for a weekend booking or £35 for a week for heating the tub is payable to the owners during your stay. The owners should be notified of any hire so they can facilitate access and setup.
Heating: underfloor heating throughout. A basket of logs and kindling are provided for the log burning stove. Additional logs can be bought from the owner.
Parking: off road parking for 5 cars. Electric car charging is possible with an extra charge paid at the time of the stay, direct to the owner, according to use.
Pets: 1 dog welcome. Dogs must not be left unattended in the properties and please ensure dogs are kept off furniture and out of bedrooms.
Notes: Increased accessibility, please call to discuss, wi-fi, linen and towels provided. Please bring your own swimming (sea), dog and hot tub towels (if hot tub hire arranged). A starter pack for the barbecue is provided, but guests will need to provide their own charcoal. No smoking in the barns or close to the buildings. All properties are completely private and are separate from the owner's farmhouse and working farm (although the barns are situated on site of the owner's home).
Shared Laundry Barn: Neighbouring barn has been converted into a laundry room where there are two washing machines, a tumble dryer, and a double stainless steel sink. Ample storage space here for bikes whilst large storage cages have been built where you can store sailing, kiting, riding and fishing equipment. Also available is an iron, ironing board and clothes airer.
