As you step through the entrance, you're welcomed into a spacious hallway that’s been thoughtfully designed with hooks for coats and a convenient spot to leave behind muddy boots. Venture further into the open-plan living space, where high ceilings and characterful beams draw the eyes upward, and floor-to-ceiling windows invite natural light to flood the area. This expansive space seamlessly integrates a well-equipped kitchen, a charming dining area, and a lounge adorned with a cosy wood burner – an inviting sofa to relax on while watching a film on the smart TV. There is a ground floor WC and a utility room housing a washer/dryer. Ascend the stairs to unveil three bedrooms – a versatile super-king zip-and-link, a luxurious super-king with an en-suite shower room and WC, and a snug double room. Each bedroom features ample storage space, USB power sockets, and a Smart TV for leisurely lie-ins. The family bathroom boasts a bath with an overhead shower and a WC.

Beautiful, well presented cottage. Lovely welcome basket....filled with Fizz, biscuits and snacks. Cosy bedrooms, with very comfortable beds. Hot tub, ready to use on arrival, easy to use and very relaxing, along with garden furniture on the patio.

Lovely barn conversion finished to a very high standard. Very cosy warm and clean. The hot tub is an added bonus.

This is a modern, cosy and well appointed cottage. The welcome basket of local produce and bubbly was appreciated, as was the basket of logs that ensured warm evenings around the fire. The hot tub in January is a lovely treat too. We really enjoyed our stay.

This was our second visit to this property this year. Everything about the property was just as good this time as it was back in May. Thanks to Claire and the family for all the effort put in to make our stay as comfortable as possible. We used the cottage as a base from which we could visit York. The Park and Ride scheme is excellent, the ChristmaRead mores market hell on earth but a special mention goes to Lucia Italian restaurant for one of the best meals we have had in a long time. Hide

2nd time visiting these properties and would definitely return a 3rd time. Stunning property with everything you need for a break away. Owners very friendly and are always on hand if you need anything.

This cottage is one of the best we have ever stayed in. It is really well equipped, beautifully decorated and clean. The beds were very comfortable. The hamper was a really nice touch with much of the produce having come from the local shop. We only stayed a few days and wished it could have been longer. We enjoyed a fantastic stay at Broody Barn. The accomodation was extremely comfortable and of the highest standard. The kids loved the hottub and it was great having the village shop nearby for supplies. Really good spot for exploring York and the surrounding area. The owners were most helpful and we'll definitely look to book again in the future.

Fabulous property, well presented and very clean and comfortable. A nice touch was a welcome hamper on arrival with essentials like bread, milk and eggs from the local village store. Property is in a quiet village location but within easy reach of York.

A stunning property oozing luxury. A perfect location for lots of interesting day trips. Hosts couldnt do enough for us and made us feel very welcome. A perfect holiday stay. Cant wait to go back. Dog friendly too.

We stayed in Broody Barn for three nights for a last-minute summer break. We were very warmly welcomed and bowled over from the minute we stepped in! A stunning cottage, in a lovely location, equipped with everything you could possibly want. Could not fault a thing! Thank you for a wonderful stay. Well definitely be back!

Broody cottage is really spacious, comfortable and well equipped. It was spotlessly clean and the hosts were welcoming, friendly and responsive. It is ideally located for exploring Yorkshire and we would recommend it to anyone.
