Please note: The property resides in the same grounds as Hutchinghayes Farmhouse (Sleeps 8-10) and for guests who wish; this property can also be booked alongside the Barn to offer more flexible accommodation for further guests (12 - 14 guests in total).

Parking ~ A private garage features to the ground floor level of the Barn.

Outside ~ Nestled in a romantic Italianate-style courtyard with a lovely upstairs lake-vista, Hutchinghayes Barn promises pure escapism the minute you walk out the stable door!

The shared 32 acre grounds invite guests to come and explore; with lush sweeping lawns, two romantic lakes, tucked-away streams, sun-speckled bluebell woods and gentle rolling pastures to take in.

Guests can enjoy reading a book on one of the many pretty benches or enjoy the company of idyllic rural lake views from the terrace and grounds. The Italianate courtyard leads to a covered barn with lake view alfresco dining terrace with BBQ and steps leading down to the lakeside lawn. A stable yard gate to the other side of the courtyard, leads directly to the sweeping lawn and romantic 'Monet' bridge that leads to a small island, where two pretty bridges grace a gushing stream and lead towards the lower-tier lake.

The top & bottom lakes both offer a timeless sense of wonder and escapism, with far reaching views of the Blackdown Hills to serve as a gentle backdrop. Mallard Ducks and Koi Carp frequent both lakes and on the bottom lake, guests can sit back and enjoy a picnic-perfect moment by the rustic boat house, gazing out towards the pretty folly feature on the island.

Please be aware that Hutchinghayes has a 5 foot deep fountain in the courtyard and the property is surrounded by a private open plan garden of lawns which extend to the upper and lower deep water lakes. Because of the nature of the property, its grounds and its wonderful views, the lakes are not fully fenced off. It is not therefore suitable for young children; swimming, boating and fishing are not permitted and visitors are asked to take the utmost care when in the courtyard or garden.

The fields around are also home to a flock of sheep and a friendly pig; enabling guests to easily soak up the charm and appeal of country life. With all this natural beauty and enticing flora and fauna to see on the doorstep of Hutchinghayes Barn, couples and family or friend groups will savour plenty of memorable moments' outdoors, whichever splendid season you choose to come and stay.

Location ~ Hutchinghayes Barn is conveniently placed for reaching the charming village of Combe Raleigh, as well as the throng of highly-recommended eateries, restaurants and antique shops found in the well-serviced market town of Honiton. The historic market town of Honiton so well known for its lace, also offers Allhallows Museum; where visitors can take a reminiscent journey through its manufacturing heritage.

For those seeking action whilst away, a wide selection of golf clubs, walking routes and bridle ways can be found around this surrounding natural beauty spot. Classic beach days, water sports and walks await your enjoyment at nearby Sidmouth and along the Jurassic coast, whilst bird shoots and fishing can be found along the River Exe and Barle.

The racing opportunities at nearby Wincanton, Taunton, Exeter and Newton Abbot, the many shops and cosmopolitan distractions of Taunton and Exeter and the leisure pursuits of nearby Dartmoor and Exmoor National Park, all promise to keep everyone happy too.

This property has a refundable Accidental Damage Deposit of £200, which is payable to Original Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

We absolutely loved our stay at the barn. Liz is a wonderful host, and made us feel so at home. We visited with our two children and intended to spend much of the week exploring the surrounding area (including fossil hunting on the coast, which was ace), but we were also so happy in the cottage and the gardens that we spent a lot of time just playiRead moreng, exploring the gardens and all the wildlife and relaxing there. We had a lovely picnic lunch in the boathouse - highly recommended, and the girls were thrilled to feed the fish and Treacle the pig, to see bats in the evenings and look out for the pair of nesting ducks and geese. The cottage is gorgeous and very comfortable, and the whole of Hutchinghayes is exceptionally beautiful. We are already looking forward to returning! We honestly do no know were to start with the beautifully outstanding hutchinghayes as well as the amazing host Liz. We stayed here for a week and felt right at home and made to feel at home by Liz the hutchinghayes barn it's self is beautifully decorated, warm and cosy we truly loved every second staying here we really did not want to leave. The property is a perfectly restored barn withe every comfort and convenience. Setting is idyllic, a photographic canvas without leaving the expansive grounds. We had a wonderful stay, it's location allowing trips into Cornwall and Dorset.

We had an amazing stay at Hutchinghayes. Peaceful, charming, fantastic wildlife. Location was perfect placed for the motorway and the seaside. Beds were soooo comfortable and had the most amazing sleep! We will be back!

The cottage is in the most idyllic setting with a fantastic host - Liz - and a fantastic house keeper - Hazel. It was the most peaceful and tranquil place we have stayed in with over 30 acres to explore including 2 lakes. Our 2 children (17yrs and 13yrs) also loved it. Especially fussing over the friendly pig - Treacle. A wonderful base to exploRead morere the beauty of the Devon countryside. We stayed in the cottage which was perfect for us, but the house within the same grounds caters for a larger family / get together. Very much recommended. Hide
