Boasting amazing seaviews and situated on the Filey seafront near the Coble Landing, Coble House is a truly unique holiday property one minute walk to the beach. This attractive Victorian three-storey house was built around 1890, replacing a former boat-building yard. The property has a large back garden with comfortable seating and is pet friendly. There is a large balcony with captivating panoramic views over beautiful Filey Bay, with its large sandy beach, prominent Filey Brigg and the famous Bempton Cliffs. With three bedrooms, three reception rooms and two bathrooms, Coble House offers spacious and very comfortable accommodation. It is a great choice for a special family holiday at the seaside.

GROUND FLOOR
Entrance:  Into a hallway with stairs to the upper floors.
Sitting Room: Large bay window with seaviews, 43 inch smart TV,  electric fire, a 3 seater sofa, and an armchair with footstool, writing desk, a choice of books, and family games, Admiralty charts
Kitchen: Kitchen and utility with dishwasher. Electric oven and grill, microwave
Utility Area: freezer, washing machine. Door leading out to the garden.
Dining Room: Dining table and chairs, 2 armchairs, tallboy. Gallery of watercolour paintings of Filey and surrounding area by Jim Maxwell.

FIRST FLOOR 
Lounge: 50 inch smart TV with Freeview, three piece leather suite, China cabinet with a collection of antique and hand designed model sailing cobles. 

Bedroom 1: King size bed, built-in wardrobe, washbasin.

Bathroom : A bath with shower, toilet, washbasin.

SECOND FLOOR
Bedroom 2: King size bed, wardrobe, en-suite.

En-suite: Electric double shower, washbasin, toilet.

Bedroom 3: Two single beds, open wardrobe with drawers.

Pets: One dog is welcome.
Parking: Parking permit for off street parking on a first come first served basis nearby. Parking for a second car is on street and a 10 to 15 minute walk away from the property 
Garden/Patio: Large private back garden with sea views and outside seating.

Heating: Gas central heating and electric fire in the downstairs sitting room.

Short breaks: Not accepted at peak times.

Notes: Towels are provided. Unlimited WiFi is available free of charge. No smoking. Mobile phone signal is strong in the front rooms. Please note that the next-door neighbour has a right of way at the back of the house according to the Victorian tradition. 
Pubs: 0.1 mile. Shops: 0.5 miles.

Perfect seafront location with stunning views. The spacious first floor lounge with balcony is the big selling point. Whether you're a family with young children who will enjoy the beach every day or go further afield, exploring the wonderful coastline, it's a perfect base. You need to be mobile as the property is spread over 3 floors so there's loRead morets of running up & down stairs. We always found a parking space but again, you need to be fully mobile to make the short walk to the car parking spaces & consider that loading/unloading the car takes a bit more effort. The owners left generous welcome gifts & complimentary items which always indicates a quality holiday let. Hide

Worked well as a last minute break for a family get together. Weather was great for November and our dog loves the beach so was in heaven. The quite unusual thing about this cottage was that everything worked which is not always the case. All in all an excellent and enjoyable stay

Spacious property, handy for the beach, but be aware of the funfair directly opposite which leads to noise during its (brief) opening hours.
