St Benets offers access to the best of three worlds from one spot, the fantastic sandy East coast beaches, The Broads National Park and tranquil rural countryside all of which are within easy reach from this delightful thatched cottage on the outskirts of Ludham. With several boat hire companies on the "doorstep" there is an excellent opportunity to hire a day boat for exploring the Broads and rivers. Sea Palling beach has regularly been awarded the prestigious Blue Flag award and offers plenty of activities such as windsurfing, canoeing/kayaking and jet-skiing safe bays for swimming. Along the coast Horsey is well worth a visit especially visiting the beach and the local seal colony. The house itself is a luxurious mix of old and new with beamed rooms, an inglenook fireplace along with a modern well equipped kitchen, bathrooms and bedrooms. Together with lovely gardens and delightful countryside views, St Benets is a great base for a memorable holiday. Shop/Pub: 1 mile

Notes: This is a non-smoking property. Please note that a refundable deposit of £500.00 is required for this property.  Logs and kindling for log burner not provided. Bedroom four has a low door threshold and sloping ceilings and care should be taken when using the ships ladder. Bedroom one is accessed via a different staircase to Bedrooms two & three.
Ludham is a pretty Broadland village with a splendid flint church, picturesque tea room, good village shop and pub. There are excellent walks from Ludham along both the rivers Ant and Thurne and at nearby Hunters Yard, boating enthusiasts can hire an authentic 1930's sailing yacht, whilst How Hill  and the National Nature Reserve of Ludham & Potter Heigham Marshes all have lovely riverside walks.  The east coast beaches are all within easy reach for watersports, family days out and bracing walks or why not take the family to a treehouse, via jungle bridges and zip wire runs in the 50 acres of Bewilderwood at Hoveton.

this was a wonderful place to have our 2 families stay over new year. cosy and roomy and well equipped,(including 3 christmas trees!) and, as other reviewers have noted, perfect for the 2 families to have their own areas for sleeping(and 2 staircases!). The house is in a very peaceful location just out of Ludham village with very easy access to a pub, butchers and convenience store amongst other amenities. The garden is beautiful to sit out in weather permitting and we made good use of the BBQ provided. The house was very clean and welcoming, and very easy to relax in. The only problem was that the dishwasher broke down, which can happen anywhere!

The property was ideal for our extended family: Due to the unique features of the property (two staircases, a separate bathroom in each part) all of us could meet in the large common rooms such as the kitchen and the living room. At the same time we also had some privacy in the individual "wings". We can highly recommend the cottage for families Read morewith children: The cottage catered exceptionally well for the younger ones. Our grandchildren loved the playroom, stools in the bathrooms enable smaller children to reach the washbasins easily, special cutlery and crockery for children are provided, and the staircases can be secured by gates so that nobody will fall down. The property is in a rural environment; thus it is absolutely quiet, and nobody can be disturbed by children either. Although the weather was not good enough to stay outside for a longer period of time, the garden is extremely well kept, and it is most likely a great experience to enjoy the huge garden in better weather. We had a great week staying at this lovely cottage, full of character, cosy yet spacious in a very quiet spot. The only thing missing was recommendations for pubs, restaurants , places to visit, but thats just an observation not a complaint! We loved it !
