A delightful Regency manor house; its large rooms totally refurbished to create a boutique-style holiday property just right for a group of friends or family get-together. With large garden and superb covered terrace with hot tub it's a great retreat at any time of year. The owner has restored this beautiful old manor house creating a new boutique splendour. Care has been taken to ensure each room has a unique decorative feel and with loads of space for family and friends you can get on with your individual activities - work or play - without disturbing each other. Lovely little touches like iPod docks, Nintento Wii console and flatscreen TVs, mean all the family will be entertained no matter what the weather. Be careful not to bump your head, some of the original door frames are a little low! Ideal for 3 couples (with or without children) wanting time away together in luxurious self-catering accommodation close to the Sandling heaths and the coast. Pub: 0.2 miles, Shop: 2.8 miles. 

GROUND FLOOR
Kitchen: Newly refurbished and fully fitted with butler sink, dishwasher, washer/dryer, microwave, American style fridge/freezer with full ice maker, coffee grinder, large Range Master electric coooker with ceramic hob, double oven and plate warmer, sandwich maker and lots of pots, pans, serving bowls etc
Breakfast Room: Separated from the kitchen by a breakfast bar. There is a table and six chairs, a large window overlooking the garden and a porthole window
Snug: With large sofa, with coffee table, computer, large flat screen wall mounted TV
Sitting Room: Large windows on two sides making it very light. There are sofas, coffee and occasional tables, book case and side board, a log burning stove, large flat screen TV, iPod player, DVD player, freeview, Nintendo Wii console
Dining Room: Has a dresser with games and cookery books, a display cabinet with china and glasses, large dining table with 10 chairs and french doors leading out to the garden. There is an open unused fire
Shower Room: With corner shower, wash basin and w.c.

FIRST FLOOR
Bedroom 1: 4 poster bed (king), bedside cabinets and lamps, with radio iPod player, chest of drawers, hair dryer, wardrobe, easy chair and door to Ensuite bathroom: with square bath with hand-held and overhead shower, wash basin, w.c. and heated towel rail
Bedroom 2: with king sized sleigh bed, bedside cabinets and lamps, radio iPod dock, chest of drawers, hair dryer, wardrobe

SECOND FLOOR
Bedroom 5: full sized twin beds, bedside chests with reading lamps, wardrobe. Please note stairs to this floor are very steep.
Playroom: with day bed (can be expanded to create a double bed), window seat, bean bags, nursery table and chairs, storage boxes with games. TV, DVD, Nintendo Wii.

Garden: A large covered terraced area with hot tub, lighting, outdoor sofa seating and large drinks table. There is a large bbq (charcoal) and table and seating for al fresco dining. The garden is largely laid to lawn mainly with fencing, shrubs and mature trees to the perimeter, a trampoline and swing and garden lighting.
Parking: There is parking for 4 to 5 cars on the gravel drive. Please do not park on the grass.

Pets: 1 Pet allowed
Heating: Oil fired central heating. 
Notes: WiFi, bed linen and towels provided. Parents may wish to supervise children on the steep stairs to and from the second floor. As the second floor rooms are in the eaves, please note that ceilings may be sloped and doorways may be shorter than usual due to the period age of the house. 

Bramfield is a small Suffolk village located in the attractive countryside and has lots of history. Bramfield has an interesting white-walled thatched church called St Andrews as well as a primary school and village hall. The village pub, The Queens Head is now independently owned and is extremely popular serving local ales and great food. Bramfield is positioned just a short drive away from many desirable places to visit, including the small market town of Halesworth, the seaside town of Southwold, RSPB reserve Minsmere and the historical Bungay.

Great place for a family get together with lovely dining room, spacious lounge and snug, secure garden and plenty of bedrooms. Upstairs attic rooms up very steep stairs and transition from playroom to stairs not ideal, so children would need careful supervision (note there are child gates). Covered hot tub excellent and ample seating on patio.

Has the potential to be a really wonderful cottage, but the owner needs to make a number of small tweaks to make the stay to the level it can achieve and frankly, what I think the open market expects, at these prices.

This beautiful cottage is in a fantastic location we enjoyed day trips to the coast and explored charming nearby towns. While we experienced a couple of minor issues with the heating and hot tub, these were addressed promptly on the day we reported them. Overall,we had a lovely stay.

We wouldn't stay here again. It's a nice big property but overpriced. The hot tub wasn't especially clean and parts of the property weren't cleaned when we arrived (coffee machine, dishwasher filter). The little touches weren't there - not enough loo roll, dishwasher tablets, no firewood/option to buy firewood. We go away as a bit group for New YeaRead morer's every year and this was the most expensive place we've stayed but the worst property. Hide

Had a lovely stay and got to see a lot of people, the grandchildren and adults loved the hot tub. Christmas Decorations and wood burner made a good feel to the place. I was concerned about the stairs leading to the room in the loft so some of the children could not use the play room with out a adult.

This house was absolutely brilliant. There were 9 of us and the house suited our needs perfectly. The house was well maintained, really clean and about a 15 min drive from southwald. This property has potential as it has plenty of space but not of a high enough standard for the price . Needs a good deep clean and mice issue especially needs addressing. Location is good . Outdoor space is very good for older children but is on the main road through the village so smaller children need close supervision.

Wonderful quirky old Manor House in a lovely setting . a wonderful time with our grandchildren and enjoying lovely local beaches , A wonderful family meal in the local pub which is a two minute walk. Many happy hours playing in the garden and happy memories were made .

The house is beautiful, a perfect size for our family of 10 (6 adults 4 children). The kitchen is very well-stocked with equipment and the children loved the big garden, trampoline and hot tub.
