More than two centuries old, this graceful Georgian residence sits within historic grounds and surrounded by fertile farmland. Just 3 miles away on the northern edge of the Lincolnshire Wolds is Caistor. The 149-mile Viking Way passes through the town, while regular markets offer the chance to top up self-catering supplies. Sitting 7 miles north, Brigg is home to more markets and a range of boutique stores, while in Lincoln (22 miles) a modern retail centre sits at the lower end of aptly named Steep Hill, which ascends to the stunning cathedral and castle famous for their Magna Carta connections. Call in at foodie-favourite Louth (22 miles) en route to the coast; grey seals give birth on the dunes around the Donna Nook National Nature Reserve (30 miles), and Cleethorpes (18 miles) offers traditional seaside fun, with soft, golden sands, calm waters, arcades and a historic pier to explore.

This exquisite property adjoins the owners’ home but is entirely separate, with all its outdoor areas, gardens, drive and parking perfectly private and screened by fences and hedges. Step into the entrance hall where high ceilings, chandeliers, a sweeping staircase and historic stone floor add a sense of splendour. A door leads into the lounge, where classically tall Georgian windows boast original features, while comfortable seating is arranged before the Smart TV and open fire. Adjacent, the kitchen contains all the essentials for effortless large-party catering, plus bar-style seating at an island unit to complement the more formal furnishings of the dining room beyond – the open-plan layout for these two rooms adds a social ambience as you cook and clear up after dinner. An external utility room has a washing machine and tumble dryer to take care of any laundry requirements while you’re away. A ground floor twin bedroom and shower room are off the kitchen, while another shower room, a bathroom and a king-size bedroom are on the lower landing. Follow the sweeping staircase further and five more bedrooms plus a separate WC are off the spacious landing. Choose between four king-size bedrooms, or a room with twin single beds – all have classic Georgian windows and polished floorboards.

The parkland surrounding this stunning property was originally designed by renowned architect and gardener Sir Joseph Paxton. Park, unpack and explore at your leisure – to the front of the house is a patio and seating area, while the side garden is where the large hot tub sits adjacent to a covered dining area complete with a gas BBQ. Close by, the heated swimming pool is within an attractive arched-roof building and measures 9x4.5 metres, with a depth of 2 metres. Beyond, the wider grounds include lawns, a tennis court, children’s play area, football goals, a fishing lake and woodland with rustic timber seating around a fire pit. If you’re bringing bikes, lockable storage is available too. Private parking for five cars.
