Sleep peacefully to the sound of waves lapping against the shoreline in this incredible waterfront escape, a family-ready property that’s just 100 metres from the sea. Rockcliffe Beach is right opposite the cottage, a beautiful destination with rocky outcrops, sandy shores and a cafe for refreshments (350 metres). From the beach, take the tidal causeway across to Rough Island (0.5 miles), checking the tides to ensure you don’t end up stranded. This wonderful nature reserve is a tranquil haven for wildlife and nesting seabirds. Staying on dry land, make your way through wildflower meadows and winding country roads to reach the neighbouring village of Kippford (4 miles). Here, you’ll find a busy sailing club and water sports centre, creating plenty of opportunity for adrenaline-pumping activities out on open waters. A little further afield, explore Sandyhills (3 miles) with its wide, sandy beach, local golf course and the fantastic Bainloch Deer Park.

Renovated to a high standard, yet still maintaining its traditional charm, this delightful cottage boasts cheerful surroundings throughout. Make your way into the spacious entranceway and turn left to reach the lounge. Furniture is arranged around the delightful bay window, where sea views are perfectly framed and natural light pours in. The soft sofas, Smart TV and wood burner create a cosy setting for a restful night in. Move back through the hallway and into the dining area, noticing the sociable table that makes the most of the generous reception space. At the rear of the property, the kitchen is compact yet well-equipped, with access to a handy ground-floor shower room. Completing this floor is the first of the four bedrooms, a fantastic king-size with soft linens to sink into at the end of the day. That comfort continues across three further bedrooms on the first floor – one king-size, a twin and a snug single. A second bathroom is also located on the first floor, this time with the option of a bath or a shower for your end-of-the-day soak.

Shared with the neighbouring holiday home, the rear garden is a fantastic space to spend time in nature. The grassy lawn provides plenty of room for pets and young ones to play (care should be taken as this area is unenclosed), while outdoor furniture and a BBQ set the scene for sunny afternoons. Ample private parking is available.

A perfectly positioned cottage with stunning views across the water to the Lake District peaks in the distance. Comfy beds and bedding, well equipped, this was our second visit and I have booked again for next year.

We very much enjoyed our stay at Albany cottage but there are several things that really need your attention. Outside seating consisted of hone wooden bench on a slope. and an 8 seater picnic table also on an even more extreme slope . The individual wooden chairs had all clearly been appropriated by Munroe cottage next door which had a selectiRead moreon of about 4 chairs plus a bench. This should have been checked before our taking occupation at Albany. The outside picnic table was set on such an angle it was pretty impossible to comfortably sit and eat with plates of food sliding off. and the table top with wooden slats was uneven, glasses kept falling over. Long grass under and around the picnic table was also poor. The cottage slept 7 and seating to eat at the picnic table outside was a squeeze. for us and we were only 5. Also I note you're attending to the garden next year but the garden at the front was so overgrown and grass so rough, there was little space to relax. Even a rudimentary attempt at maintenance this year could have improved the situation. Munroe next door seemed to have received more attention overall than Albany, our cottage. Inside there were only 5 mismatched wine glasses for potentially seven people. Another routine maintenance issue. Small coffee cups would have been appreciated. The duvets were extremely heavy, winter weight, meaning we all slept fitfully as they were too warm and entirely unsuitable for the summer. We realise that part of the charm of these cottages is the beachfront situation but access to the car parking area was extremely difficult , with a very narrow and tight entrance to turn into, complicated by hidden rocks in the long grass on the narrow access track. Turning in to park for any car bigger than a mini, is extremely hazardous.. With the cottage sleeping 7 you'd expect to be able to park at least 2 or even 3 family sized cars comfortably as is the situation at Munroe next door.. The only alternative for a second vehicle at Albany being the limited parking on the public beach front car park, risking a parking fine. The entrance to the car parking area needs to be widened and extra provision made for at least two cars. The current shared garden situation being rectified next year will be a huge improvement, as both properties hosting dogs and children can be difficult and cause conflict making for an unrelaxed stay. We constantly had to monitor and tie up our dogs on our stay. The shared barbecue between 2 properties was totally unacceptable, to add insult to this it was so old and rusted it was unusable, as the legs on it were extremely rusted through, about to fall to pieces at any moment, it was dangerous and the prospect of bargaining with next door over barbecuing rights could be unpleasant even if it was in working order. Especially annoying as the property was described as having a barbecue. A barbecue for each property is essential. Having said all that , most of these are comments easily rectified by the owner as the cottage is delightfully situated and all other facilities ideal for a relaxed holiday which we had indeed . Kitchen, and bathrooms good and comfortable mattresses on beds. Excellent bed linen and house overall clean and tidy. We've booked Munroe cottage for next year in anticipation the parking and exterior garden issues will solve the above comments. We expect by next year the gardens for both properties will be fenced allowing dogs and children their own space within each property in their own gardens. Provision of sufficient wine glasses, seasonally appropriate duvets, individual useable bbq and comfortable ample external seating still need to be addressed. for both properties and I would hope rectification of these issues could be confirmed, especially as they have now been brought to your attention. Been going to rockcliffe /dumfries & gallaway area for years & it never dissapoints hence returning there....love rockcliffe & coastal walks....cottage very spacious for my family of 7 im sure we will b back nxt year.....

The house was great. A large room so the seven of us could all have a meal together. We were nearly on the beach it was so close. We had a couple of problems with the heating and the shower. These were solved quite quickly.

This holiday is all about the location. Perfect for a quiet getaway right on the beach. We went in March and Rockcliffe was quiet. I imagine in the height of summer it would be very busy. The beach is amazing, sandy and covered in shells. The tide goes way out leaving a very clean beach and rockpools to explore. There is no shop in Rockcliffe,Read more just a little cafe that is open periodically. You can walk easily through the wood to Kippford where there is a cafe and hotel, both do good food. Albany Cottage has parking for 2 cars and though basically furnished was suitable for our family (6 adults, child and baby). There is a large garden (shared with the house next door) to explore, but we spent all our time in the front garden overlooking the magical bay. Hide

The most spectacular location. Amazing views, the only sound at night is that of lapping waves. Dark skies, sound of curlews. Lovely house, plenty of space beautifully fitted new kitchen very soft duvets and pillows. All round five stars Ive already booked for 2026.

This is in a fantastic location - the views are so special and Rockcliffe is such a delightful place with friendly people around. House is perfect for a family where you don't need to worry too much about mess and cleanliness. Excellent very well stocked small kitchen and both bathrooms have been refitted Perhaps not so good for oldies like uRead mores - stairs just a bit of a struggle and trying to get off the sofa was a bit challenging but kids would have a blast there! You might struggle to all eat outside together as picnic table is quite small and a bbq might be a useful addition. Hide
