This inviting cottage is located right on the bustling waterfront in bustling Kippford. With three bedrooms, it’s a fantastic choice for families or groups of friends looking to explore the Solway Coast. The village itself is a hub for sailing, mountain biking and water sports, while nearby attractions include the lively market town of Castle Douglas (10 miles) and the colourful artists’ town of Kirkcudbright (21.5 miles). If you love the great outdoors, you can explore miles of beaches and clifftop walks stretching from Kippford to Rockcliffe (4.5 miles) – with unforgettable views along the way. Younger visitors will enjoy crabbing from the pontoon close by, or you can all go and play golf at the fun local 9-hole course (1 mile). Further adventure awaits in Dalbeattie Forest (4.5 miles), renowned for its purpose-built mountain biking trails, as well as the wider 7Stanes trail in Galloway Forest Park.

This comfortable and welcoming home has a reverse-level layout, enabling you all to make the most of those watery views. In good weather, you can open the doors out to the balcony – ideal for soaking up those ever-changing estuary views.

The property is surrounded by a generous private garden with terraced areas, colourful planting and plenty of room for your group to relax. A charming summer house provides a peaceful retreat, and there’s space to store bikes and outdoor gear. Gated access leads to private parking for up to three vehicles.

Fantastic house, we loved our stay here. Perfect location in Kippford, Close to all amenities, local shop and pubs all with easy walking distance. Waterfront only a minutes away and lovely walks near by. Phoenix cottage is well equipped and spacious, everyone had their own space. The cottage sits on an elevated position and we loved sitting on tRead morehe balcony looking over the water. Beautiful mature gardens to enjoy. Very spacious and warm holiday home with a great garden and balcony. Well equipped with everything you need and a great garden for the summer. Only drawback is the lane leading up to the house is not made up and full of pot holes. Good communication from the owners but they phoned just before we started our holiday to say that the oven and one ofRead more the showers , whilst still working, needed replacement parts which were to be fitted whilst we were there. However, did not hear anything further from them. They also failed to get back to me over trousers damaged on door furniture. Would still reccomend this house. Hide

Thank you again Phoenix Cottage. From booking to stepping through the front door the correspondence was great . We also had great weather. It was a chilled out holiday with lovely family time giving us great memories. Having frequented this area for many years, we will be back.

Fab cottage everything one needs is supplied beautiful enclosed gardens for dogs 2 great eating pubs the view from the balcony was exceptional watching the sun go down we had really hot weather for May we defo be back one hitch the lane to the cottage is a bad track for car tyres .

Phoenix cottage is in a great location, with great views over the river, and close to two pubs serving food. We would recommend the food and service at The Anchor, which was only 5 minutes walk away, and it was dog friendly too. We loved the upstairs open plan kitchen/dining/sitting area, with the large balcony off the lounge; great for those sundoRead morewners when its warm enough to sit out, (we were there the last week in September), and morning coffee looking out over the water. The kitchen was well equipped and well thought out. On the ground floor there are three double bedrooms, one with twin beds, and two bathrooms with good showers. We found the beds extremely soft, which some might prefer, but we're used to much firmer mattresses. There's also a small sitting area by the utility room where we used to put our walking boots on and generally gather our stuff together ready for a day out. There are three entrance/exits. Our little dog loved the garden, he had plenty of space to run around, and was quite safe. The only negative about the Phoenix cottage was that there was an unpleasant smell in the second double bedroom, (not the master bedroom). I used Febreze liberally every day to try and get rid of it, but really don't know what caused it. Apart from the bad smell downstairs, everything else was good; clean, comfortable, (if you like a very soft bed) and spacious. Hide
