Set in the beautiful village of Ballater in the heart of Royal Deeside, this welcoming cottage is a lovely base for couples, small families or friends keen to explore one of Scotland’s most spectacular areas. You’ll have the convenience of village amenities within 350 metres, while being surrounded by the dramatic landscapes of the Cairngorms National Park. Ballater is known for its Victorian charm, royal connections and wonderful Highland scenery, making it a brilliant choice for peaceful days or outdoor adventure. The Deeside Way runs through the village for walking and cycling, while on the River Dee, you can go salmon fishing with the appropriate permits. Golfers can play a scenic round at Ballater Golf Club (500 metres), and winter visitors can head to Glenshee for skiing and snow sports (26 miles). For further exploration, check out Burn O’Vat (6 miles), Loch Muick (11.5 miles) and Lochnagar (12.5 miles).

On arrival, you’ll climb one step into a small porch, where the front door leads into the open-plan living, dining and kitchen space. The layout is simple and sociable, with a living area to your left with comfortable seating and a Smart TV. To your right is the kitchen/dining area, which features an island with stools for sit-down meals. A wooden staircase in the centre of the space leads up to the first floor. Upstairs, you’ll have a shower room with a walk-in shower and WC straight ahead, with a twin bedroom to the left and a king-size bedroom to the right. Wooden features throughout the property, plus a neutral cream colour scheme, make for a stylish and welcoming atmosphere.

While the property does not have a garden, its location more than makes up for it, with spectacular countryside, scenic walking trails and open Highland landscapes all around. A key safe is located at the back door for straightforward arrivals. There is parking to the side of the property and unrestricted on road parking on the street, subject to availability.

Property is in a very central location in Ballater with good access across Royal Deeside. Its also possible to walk from the front door up the nearby Craigendarroch Hill with excellent views on a sunny day, with other local food and entertainment options almost on the doorstep. We had no issues parking outside the property and check-in/check-out waRead mores smooth, with an great information pack provided. Games and jigsaws for the kids (and adults!) was a nice touch for a rainy day or cosy evening in. Hide
