Located in the centre of the peaceful village of Armathwaite, there are two pubs serving good food and local beers a short walk from the house. The village also has a well-stocked shop.

 

Situated in the peaceful, scenic Eden Valley, this is a great base for exploring the Lake District and Hadrian’s wall World Heritage Sites, the Scottish Borders and Eden Valley and local Areas of Outstanding Natural Beauty. It is an ideal central location to meet with family and friends, the historic city of Carlisle and the pretty market town of Penrith with its independent shops and cafes are both just 10 miles away. For any train enthusiasts the village has a station on the famous Settle to Carlisle railway line. Ullswater is just 20 miles away, owners can arrange Wake and Surf experiences on the lake, arranged in advance of your stay.

 

A sheltered porch leads into the utility hallway where there is room to unload and store your wet belongings. You will enter the bright open plan kitchen and breakfast room which has a large table overlooking the stunning mature garden and orchard patio. The kitchen is well equipped with an electric oven and hob, multi-function microwave, two fridges, dishwasher, coffee machine, smoothie maker and instant boiling water tap. There is a large American style fridge freezer with ice making facility, washing machine, utility room and warm drying area just off the kitchen. The kitchen leads through to the spacious lounge with stunning views to the River Eden. The interiors offer high end softening furnishings from leading design houses with natural materials and some carefully curated furnishings from the era. The combination of mid century furniture and luxury modern soft furnishings and accessories compliment the comfortable leather sofas, cosy fireplace and smart TV. From the lounge you will find a formal dining area with river views. There is also a marble tiled wet room/WC on the ground floor. The garage offers a games room, perfect for the younger members of the family who can escape and enjoy a game of pool, darts or board games. On the first floor you will find five bedrooms, all individually designed to provide a sense of peace and relaxation with British made luxury beds, blackout curtains, smart tv and natural marble ensuite with underfloor heating and heated towel rail. There is a a king size bedroom with river views and smart TV, the ensuite features a double bath with shower over and double basins. The second bedroom also offers a king size bed with river views and smart TV, the ensuite features walk in shower and double basins. Bedroom 3 has a super king bed with garden view and smart TV, the ensuite features a large double bath with shower over. This bathroom is “Jack & Jill” style with access to the landing. Bedroom 4 has a super king bed with views to garden and smart TV, the ensuite features a walk-in shower. The final bedroom has twin beds with garden view and smart TV, the ensuite has a double bath with shower over. Also on the first floor landing area there is a study and library area leading to a sheltered balcony seating two which provides a quiet reading area.

 

Outside the one-acre garden is mostly lawn and features fruit and ornamental trees. The smaller patio area directly off lounge is covered and has river view and seating for two. The larger patio off the kitchen has tables and chairs for alfresco dining and features a seven seat hot tub within a contained roofed area open to the lawns. Recently a fire pit and Kadai barbecue area has been created in a wilder area of the garden positioned for closer views of the Eden with a wooden shelter, cosy cushions and throws and outdoor lighting. There is ample parking for up to 4 cars on the private drive. Please note - this property is suited to quiet breaks in a peaceful environment and we welcome families, couples and relaxed getaways. Group bookings with the purpose of celebrating an event or holding a party, including stag and hen groups, will not be permitted.

Riverside is a clean, spacious and well equipped property situated by the River Eden in Armathwaite, with well tended gardens on three sides and plenty of parking space on the drive. The local shop is 100 meters and well stocked. The Dukes head Inn is 50 metres, open Wed-Sun and the Fox and Pheasant Inn, over the river 250 meters and open every daRead morey. Both have a good selection of meals at reasonable prices so no need to drive to eat. Armathwaite is just off the A6 about half way between Penrith and Carlisle, and 30 miles from Keswick. Eight of us thoroughly enjoyed our stay here. Hide

We had the best weekend away. Enough space for everyone, amazing facilities and beautiful views. Perfect location for walks and tranquility and the pubs were a perfect stumble away. Arlene was on hand and lovely. We will be back!!!

This property surpassed all our expectations. The host couldnt have been more helpful and friendly too. The property was spacious, warm and well equipped. We loved the extra touches like the luxury bedding; having bathrobes provided and flip flops when we used the super clean hot tub! Riverside cottage at Armathwaite was a fantastic location with lovely views to the river and ideally placed for walks and the local pub and shop. The house itself was lovely with plenty of room for our party of 6 adults and 4 children. The huge garden was great for the children and the adults enjoyed the hot tub. Excellent stay at this property! Excellent communication prior to stay. Property was lovely and felt home from home. As a group of 9 everyone agrees that this property was incredible. It has everything you need for a lovely stay. Hot tub, very good fire/bbq area, a huge variety of cooking equipment. The property is very well looked after and was perfect for a double family celebration for my birthday and our golden wedding. The garden is massive and the view over the bridge makes it the perfect location for a family get together. What a beautiful house. What Arlene & Chris have achieved is incredible and the photos dont do it justice. We had a great week, perfect location to visit all areas of the Lakes and the house made it. It hosts all the things you could imagine you may need and more. Would definitely stay here again.

A fantastic stay for a large group of friends (5 couples). The cottage has been well thought out and has everything we needed for a fantastic weekend away!! Excellent property in beautiful setting by the river with 2 pubs and a village shop. House Very stylish, well equipped and of a very high standard. Lots of lovely outdoor space and hot tub to enjoy. Owners very helpful and we would return in a heartbeat.
