One of two charming well-presented properties, situated in a peaceful tranquil setting on the edge of a family run fishery, with two well stocked lochs.  Located just 2 miles from the ancient historical royal burgh of Linlithgow, where you can visit the magnificent ruin of the great Royal Palace, which was the birth place of both James V and Mary Queen of Scots, set within beautiful parkland known as Peel beside Linlithgow Loch, or enjoy a canal boat trip around the town or head straight to the Falkirk wheel. The town also boasts excellent leisure and shopping facilities and is within easy reach to the wonderful cities of Edinburgh, Stirling and vibrant city of Glasgow, making this all a fantastic base for your holiday.  There is a direct train to Edinburgh and Glasgow, the train station is just 3 miles away.  The Kelpies at Grangemouth are within a short drive away and are a must see!

As you walk into this modern property you will find the open plan lounge and kitchen to the rear of the house with views across the open countryside.  The lounge has a TV/DVD and the kitchen area is well equipped with electric oven with gas hob, microwave, fridge/freezer, dishwasher and washing machine.  Also on the ground floor you will find a double bedroom with the bathroom next door featuring a shower and WC.  Venturing upstairs to the first floor there is an additional double bedroom with en-suite shower and WC and a twin bedroom with a bathroom opposite featuring a shower over bath and WC.

At the rear of the property with direct access from the lounge there is a private screened decking area with tables and chairs.  There is also a shared housed hot tub a short walk from the house which is available to all guests, this should be booked with the owners directly.  There is blue, brown and rainbow trout fishing available on Carribber and Bowden lochs, there is a small additional cost which applies and this can be paid locally with owners.

A lovely cottage (one of three) in a beautifully quiet situation with sheep and lambs in the adjoining fields. The views both in daytime and evening are outstanding. Lovely light and cosy cottage, with plenty of space for 6 people (we were only 4), close to lots of attractions and the delightful town of Linlithgow, yet is in a perfectly quiet, beautiful location. plenty of parking, great sunsets and we had an amazing time.

Excellent location. So peaceful and quiet. Thoroughly enjoyed sitting on the jetty and watching the fish jump and the fishermen fly fishing as we enjoyed our glass of wine. This place is a gem - beautifully decorated, spacious, warm, clean, stunning views, lovely and quiet (except for the owls!). Its a great location near East and west coasts with plenty to do

A lovely cottage, well located for touring the attractions in the area. The cottage is a good size with plenty of room. The train service from Linlithgow was great, regular trains to Edinburgh and free parking made it an easy way to access the city. The area surrounding the cottage was picturesque and peaceful. Cottage superb. Extremely clean. Kitchen well stocked to cook full meals. Location brilliant. Owners had put real thought into design of cottages. Definitely book again and recommend ­­­­­
