Within a short stroll to the village of Wellbank with its local shop and within close proximity of Forbes of  Kingennie to enjoy a spot of Trout fishing or 9 holes of golf.  A 10 minute drive away are Crombie and Monikie Country parks with peaceful woodland walks or why not enjoy some of the watersports which are on offer such as kayaking, wind surfing or paddle boarding.  The seaside towns of Arbroath, Carnoustie and Broughty Ferry are a short drive away and the vibrant city of Dundee is close at hand with a wealth of attractions including shopping and leisure facilities, as well as the V&A museum.  The immediate area is perfect for walking, cycling and mountain biking, but exploring slightly further a field why not visit the Angus glens and Cairngorms National Park and enjoy some splendid scenery.

Entering the charming, single-storey detached cottage from the garden, through to the well-equipped kitchen with electric oven and hob, microwave, fridge, washing machine, coffee machine and breakfast bar area. Next you are met with the spacious comfortable lounge/diner, with TV/DVD and a selection of DVDs and board games to enjoy. The large dining table is the perfect place to sit down and catch up after a day out and about exploring. The sun room, has direct access to the garden which has open views across the fields. It is the perfect spot to relax and enjoy a good book, with ample storage space for outdoor clothing and boots. Continuing through the hall you will find the stylish shower room with shower and WC. Then the traditional king-size bedroom, followed by the pretty twin bedroom (please note the twin bedroom is accessed via the king-size bedroom).

Venturing outside, you will find the fully enclosed front garden with seating area. Ideal for al fresco dining and to enjoy the views over the beautiful countryside, perhaps with a good local ale or a nice glass of wine. There is also an abundance of wildlife and birds that visits the garden. There is ample off-road parking directly at the side of the property.

I never usually return to the same property but have just returned from our second visit and wont be our last. Absolutely love the garden, so does the dogs and the conservatory. Place is very clean and everything included no matter what you need. If I could buy a holiday home this would be it

Had a wonderful relaxing time at the cottage. Enclosed garden was great for the dog and sitting reading in the conservatory was so peaceful.

Fantastic cottage. Enclosed garden is fantastic ensuring that your pet can roam about freely This is our second time at the cottage and certainly will not be our last. Already looking forward to next year to visit our happy place ( the cottage ) 10 miles from Arbroath 4 miles from Dundee city centre. And a brilliant host who has everything covered.

One of the best holiday cottages that we've had in Scotland. Originally two cottages made into one, all the rooms are spacious and equipped with everything that you need - quite a home from home. Terrific cottage , in fact two cottages combined . So very spacious and great for those with mobility issues as flat throughout . The kitchen is fully equipped and all very easy to use , Lounge area spacious and comfortable and bedrooms have good storage space and all very fresh and clean . I have stayed in many cottages and this is the first place I would seriously consider buying, I even put the lottery on with my fingers crossed. Loved the peace, the garden was fabulous and the size of the cottage. Lovely walks 10 minutes away and we will definitely return here

Our fourth visit over the past 3 years. The cottage has always provided our needs. A great location on the outskirts of a quiet village, within easy reach if woodland walks and beaches. Planning already underway for our next visit.

The cottage is in an ideal location, in the country yet only 20 - 30 minutes from beaches and costal walks. Village's towns and city of Dundee all within easy reach.

Stayed for a week in April and had a lovely, relaxing time. The cottage was bigger than expected (used to be two cottages), very well equipped with everything youd need. Great kitchen with a good cooker and all utensils and secure, spacious garden. Nice walking path right outside people pass the gate regularly, but its quiet overall. Loved the relaxing atmosphere of the cottage and the wonderful position in the countryside but the ease of getting to the city the seaside and the Glen's is great Had a wonderful relaxing time and the host was very helpful and on hand for a tour Our dog was also in his element roaming free within the huge enclosed garden Excellent

Wonderful cottage with the most perfect position for a quiet relaxing holiday and within easy reach of Dundee and the East Coast which has fantastic beaches and smaller towns, inland the countryside is awesome, visiting Glenshee the cairngorm Glamis etc Locally lovely walks which is great for your dog and the enclosed garden is a godsend

Lovely fully equipped cottage in a rural setting, convenience store within walking distance. Location was ideal for visiting neighbouring towns & cities eg. Arbroath, Carnoustie, St Andrews, Broughty Ferry & Dundee. Many lovely beaches along the coastline & glens further inland.

Beautiful cottage lots of books, games and DVDs for rainy days, lovely garden to sit in on sunny days. Very quiet and peaceful with only the odd tractor of dog walker passing by. Our dog loved the garden and we appreciated the full flower beds with shrubs and planting. Love that everything was on the ground floor, no steps for the less able.
