Situated in one of North Devon's most picturesque villages, close to Combe Martin and central to Woolacombe and Exmoor, this very spacious, semi-detached farmhouse offers an ideal base for the many delights close by. Stroll the 150 acres of farmland, that includes meadows, streams and wild animals, which is right on your doorstep within this working farm. You can see the cows, sheep, trained sheepdogs at work, ducks, hens, ponies and newly born baby lambs in the spring. Close to Exmoor, the famous Tarka Trail (cycling and walking) and the beautiful coastline with lovely sandy beaches at Woolacombe, Saunton and Croyde which are ideal for surfing and the pretty bays/beaches at Combe Martin and Ilfracombe, which are ideal for rock pooling. You could also visit Watermouth theme park and castle, Ilfracombe's aquarium, sailing and kayaking at Combe Martin beach and go quad biking at Keypitts, just under 5 miles away.

Stepping inside the house it has ample character with slate floors, wood panels and exposed beams. Leading through to the spacious kitchen/diner which is well-equipped and the perfect place to cook up a storm, with an electric oven and hob,microwave, fridge/freezer, dishwasher, washing machine, tumble dryer. Once the cooking is done and its time to eat, the lovely dining table seats nine. Next is the lounge where comfortable seating surrounds the SMART TV/DVD and wood burner, the perfect place to relax for a cosy evening in, snuggling under a warm throw or sinking into the plump cushions. Heading up the stairs from the entrance hall you will find the four bedrooms, a four poster double, another double, a bunk bedroom and finally a triple bedroom with three single beds. Completing this property is the bathroom with bath and WC. There is also a very handy shower room with shower and WC, plus, there is also a separate WC.

Heading outside you will find a pretty walled country garden with seating and charcoal BBQ, a play house which will keep the little ones amused, with a selection of other games, including a basket ball net.

We had such a brilliant time staying here. The cottage was so beautiful and clean, we could of stayed there foeverer. In our party there were 3 adults and 6 children and we had plenty of room, the cottage is really big and so was the garden. The owner Joanne was very accommodating and helpful, nothing was too much trouble. She gave us a tour of Read morethe farm and told us where we could go, the kids really loved being in the fields with the animals and had plenty of room to run around and have fun. There was plenty to do in the area including wildlife and dinosaur park only 5 minutes away, beautiful beaches at Saunton and Woolacombe, shopping days at Barnstaple and Braunton and a stunning biking path with amazing views on the Tarka trail which runs for 20 miles running through Barnstaple. We had a lovely stay, with a great balance of seclusion and in reach of multiple areas of interest. Cottage was ideal for us (6 adults and 3 young children) and was very clean. A real working north Devon farm, with authentic charm. Thanks for a lovely stay.

Lovely house, lovely location. Farm and garden perfect for children. Comfortable and well equipped. Owner kindly left us wine and biscuits and brought over some baby lambs for us to feed. Great area for beaches.

Beautiful property. Everything you need is there, spotlessly clean and lovely little personal touches like fresh flowers in the rooms. A lovely, well maintained private garden and wonderful views watching the cows and sheep on the farm. Fairy lights in childs bedroom with books and cuddly toys made it home from home, very cosy. Lovely cottage with more than enough room for our party of 5 adults, one teenager, a 7 year old and a baby. Beautiful garden to relax in, large table for dinner and everything you could need included, and more besides. Jo was on hand for anything but didn't feel intrusive at all and was very helpful. We are a family of eight which includes two small children, our week spent here was absolutely wonderful, our host Jo couldn't have been more helpful even going the extra mile when one of our vehicles needed some repair. We enjoyed a very relaxing stay at South Patchole Cottage, The Welcome was warm and friendly. It was lovely to be able to walk through the farm and take in the sights and animals, this was especially nice for our grandchildren. The cottage was homely and very well equipped with a welcome pack of wine and chocolates. Came back for a second year, had a wonderful relaxing experience once again. Great location for walks, pub, hikes and more to keep us entertained and unwind. Hosts are very welcoming.
