A contemporary countryside retreat, set on a peaceful smallholding with alpacas, ponies and sheep, a light-filled contemporary retreat for up to six guests. Tucked away in a quiet Derbyshire village on the edge of the Peak District, it offers space, privacy and a genuine connection with the surrounding countryside. This is a place to slow down and enjoy the changing landscape. Watch the alpacas from the windows and look out for the local wildlife. Walking and cycling routes begin in and around the village, making it easy to explore the area directly from your accommodation. Further afield, visit historic Tutbury Castle or spend a day exploring the picturesque streets, independent shops and traditional pubs of Ashbourne, 6 miles away, or Bakewell, 24 miles away. Rock climbing, horse riding and paddleboarding are among the outdoor activities available in the wider area, while the rides and attractions of Alton Towers are 16 miles away.

Inside, the spacious open-plan living area is wonderfully light and welcoming, with high vaulted ceilings, stylish furnishings, countryside views and bi-fold doors framing the landscape beyond. It is an inviting space for families and friends to relax and spend time together. The well-equipped kitchen flows into the comfortable lounge on one side and the snug and dining area on the other. The dining table is positioned to make the most of the views, while the snug has additional comfortable seating and table football. Curl up with a book, enjoy an unhurried meal or simply sit and watch life on the smallholding beyond the windows. There are three beautifully finished bedrooms, decorated in soothing colours to create a restful atmosphere. On the ground floor is a double bedroom, with a shower room and separate WC opposite. Upstairs, there is a king-size bedroom, a twin bedroom and a second stylish shower room. Outside, the property enjoys a tranquil setting, offering plenty of opportunity to immerse yourself in nature and appreciate the peace of the countryside.

The outdoor seating area is ideal for morning coffee, planning the day’s adventures or relaxing together as the sun sets—perhaps with a glimpse of the barn owl as it passes. Whether you come to walk, cycle, explore the Peak District, reconnect with family and friends or simply enjoy some quiet time surrounded by nature, this property offers a distinctive and comfortable rural escape.

Tin in the Willows was spacious and comfortable and very accessible for my daughter who has disabilities. Its in a lovely, quiet setting yet not far from many places of interest. The winding country lanes were perfectly driveable and the cottage information pack was very helpful.

We lived staying at the Tin in The Willows. Being out in the country surrounded by all the fields was immense. Nothing was too much trouble for Martin the owner and we would highly recommend!

Lovely stay. Super clean, home from home. Amazing views and the people on the farm are really friendly and helpful. Just a short drive from the local town that had everything. Some great pubs within walking distance that offered great food. Would 100% stay again!

great location & fabulous views, open plan layout was perfect as we had 1 wheelchair user & 1 toddler in our group. Beds lovely and comfy & whole place cosy & warm. loved to watch the animals being fed every day. Very peaceful surroundings & the food at the Red Lion Pub down the road was excellent.

We had a lovely holiday at The Tin In The Willows. The location is beautiful, with wonderful views of the alpacas, which made the experience even more special. My granddaughter absolutely loved being able to help feed the animalsshe even wanted to move in with the alpacas! It was such a memorable experience for her. A lovely spot in the middle of nowhere but difficult to find. The beds were very comfortable and watching the alpacas watching us was riveting. Plenty of ground for dogs to run outside but the wooden floor inside was slippery.

We booked this for accommodation for celebrating my husbands 80th Birthday at a nearby venue. (My husband and I, our daughter, husband, two teenage boys, & a Westie.) It was absolutely super. My grandson wanted to stay for ever! We were very lucky with the weather and able to use the bifold doors and enjoy sitting out on the patio. We loved the opeRead moren plan living. Lovely cottage, spacious open plan living area for family or groups of friends. Beds very comfortable. The Tin in the Willows was amazing. Beautiful location surrounded by alpacas, goats and the friendliest sheep we've ever seen. The house has been beautifully presented, lots of space, very comfy beds and a well resourced kitchen. We were very sad to leave.

A particular bonus was the guided tour of the farm animals (Alpacas, ponies and goats), where my kids were able to help feed them, which my daughter loved.
