Property code: OC-WAH570

Tyddyn Bwlch is a beautifully restored, detached stone farmhouse in a secluded, elevated location above the village of Ganllwyd in the Coed y Brenin forest, with wonderful panoramic views of the forested hills and Cadair Idris mountain range. There are mountain biking trails virtually from the door, walks and waterfalls within the immediate vicinity and some wonderful bird and wildlife spotting opportunities – including Red Kites, buzzards and rare pine martens. The historic market town of Dolgellau is 6 miles south, and Trawsfynydd 9 miles to the north.

The farmhouse has been extended and restored to the highest specifications, with slate tiled floors and underfloor heating throughout the ground floor, and solid oak flooring upstairs, exposed oak beams in the original part of the house, and a wealth of oak, staircase, cupboards, doors and other fittings hand-crafted by a world-class, award-winning local carpenter! Radiators upstairs, wood burning stove and an open fire in the sitting room, WiFi (speeds can be restricted in this secluded rural location) and phone (very limited mobile signal).

Groudn Floor:

Entrance: into the kitchen area, with coat stand.

Kitchen Diner: with fitted units, large range cooker (electric oven/grill and 5 burner gas hob), extractor hood, integrated fridge and dishwasher, microwave, chest freezer (available if required); island unit with breakfast bar and two tall chairs; beautiful large reclaimed oak dining table with 10 chairs

Utility Room: with storage, integrated freezer, washing machine

Shower Room: on the ground floor with shower cubicle, WC, basin

Sitting Room: an L shaped room with beamed ceiling, exposed stone walls, large wood burning stove in stone fireplace, sofa, corner sofa, FreeSat TV, DVD player in the main section of the room, additional sofa, open fire, shelves with books, games etc around the corner

Conservatory: with cane suite and wonderful views of the Cadair Idris mountains, Coed Ganllwyd and Coed y Brenin forest

First Floor:

Master Bedroom: with king size bed, single day bed with additional pull-out singe, French door to balcony with bistro table and chairs and wonderful mountain views

Shower Room: adjacent to the Master bedroom, with shower cubicle, WC, basin, heated towel rail, shaver light

Bedroom Two: L shaped room with two single beds

Bedroom Three: with double bed and single day bed

Bathroom: with WC, basin and a slipper bath with a view!

Outside: enclosed grounds (gates, fencing and stone walling, but not guaranteed dog or sheep-proof! – some sections of wall are low and five barred gates can allow small dogs to escape), a grassed area with picnic benches and barbecue, and a large, secure outbuilding for storing bikes; two adjacent outbuildings are semi-derelict, not currently in use, and a small stream just beyond the grounds, so children should be supervised

Access & Parking: The property is accessed by a 1.75 mile long forestry track, rough in places; plenty of parking adjacent to the property for several cars

This is an ideal location for an active holiday, enjoying the great outdoors. The Coed y Brenin Visitor Centre is a short drive from the house, but some of the mountain bike trails pass close by the property. The nearby market town of Dolgellau has a regular Farmers' Market, small theatre, independent retailers, pubs and other eating places. Good walking and off-road cycle routes along the Mawddach Trail from Dolgellau, or around Trawsfynydd Lake. As well as wonderful mountain scenery, South Snowdonia also has a wonderful coastline with several long, sandy beaches and popular seaside towns.

Electricity and heating included; initial basket of logs provided

Fabulous cottage. Remote - up in a forest - with just the sheep for company. Walking and cycling from the door - take your map and compass! Exceptional views. The best all round cottage that we have ever stayed in, in over15 years Cleanliness, helpfulness of Mae and John, comfort, views-fabulous. For us the location was amazing.
