This charming Grade II-listed holiday let offers a homely feel set within 37 acres of a smallholding and surrounded by beautiful countryside in West Cornwall. You’ll soon fall in love with the serene location, a great option for big families or groups of friends looking to unwind together. Best of all, the property has panoramic countryside views to the rear and is ideal for those who wish to get away from it all to explore this enchanting and rugged area of Cornwall. As it’s situated in the far west of Cornwall, you’re perfectly placed for visiting attractions such as Lands End, Sennen and Porthcurno beaches, Flambards Theme Park, Paradise Park, Tate Gallery at St Ives, and the open-air Minack Theatre, all within 20 miles. As this retreat is set within a conservation site, guests can explore the woodland and heathland, with its abundant wildlife ideal for birdwatchers or night sky watchers with Dark Sky status.

The accommodation has an upside-down layout and retains many original features such as exposed beams and natural floors. On arrival, you’ll first come to the lovely double bedroom, a single bedroom and a twin room all situated on the ground floor. The twin offers access to the garden so we think everyone will be after this delightful bedroom! A downstairs bathroom with a shower over bath set-up is a great place to rewind and freshen up each day. Also on the ground floor is the large  traditional farmhouse kitchen/diner with a lovely big table, ready for family meals. In here you will also find a dishwasher and a washer/dryer to make clearing up a breeze. Upstairs on the first floor alongside the lounge sits the final wonderful bedroom with a king size bed and its own ensuite. After busy days out and about cosy up in the comfortable sofas in the lounge, fire up the wood burner and pick out your favourite film on the Smart TV. A four-seater table can also be found in this good-sized social space, a great spot for card games, while beautiful beams cross the high ceiling.

Outside there is a lovely enclosed and reasonably secure garden with seating so you can dine al fresco or share a drink with picturesque countryside all around. Enjoy seeing the friendly farm animals too during your stay – the owners keep goats, hens and ponies which guests are welcome to visit. There are pretty walks through the land down the wetland and also a charming old orchard for sunny picnics. The newly added fire pit in the orchard makes for lovely evenings toasting marshmallows under the stars.

Hollyberry barn is a lovely high quality home. The setting is pure peace and tranquility. I'd 100% go back.

Perfect in every way, a real home from home. From the welcome Fizz and Mince pies, to the toasty warmth throughout. Plenty of room for our three dogs and a beautifull safe and secure area at the back for dogs and children. Lovely walks to many of our favourite haunts. Absolutely loved Holly Berry Barn. Owners were great. Had a couple of issues when we first arrived but these were fixed within minutes of our arrival. The cottage is so quiet. Horses in the paddock were lovely and each had their own character. All in all Id recommend this cottage to anyone. Beautiful area, really nice people.

Really lovely cottage, plenty of space. Beautiful garden and outside spaces. Close to scenic sites, Lands End, Minack, beaches, Penzance etc. We had a great time. Alison and Colin are the perfect hosts too. We will definitely be going back.

The owners have created an excellent living space and it's really well appointed. Surprised that there was no re-cycling. Also a bit disappointed that the public footpath from the site was blocked although this may not be the responsibility of the owners. Had a lovely week in the barn, accommodation was comfortable and spacious, views were great. Plenty of room outside and it was a bonus to be able to go down to the orchard and have a bbq and picnic. The scones were delicious on arrival, and we all enjoyed watching the horses and goats.

Beautiful, quiet location with large garden. Friendly owners in separate farm house next door. House is well equipped and lovely, just like in photographs. Good location with close access to lots of different beaches and locations such as Lands End and Trewidden gardens. Big supermarkets in Penzance - 15 mins drive away. Lovely gift of scones, jam Read moreand cream on arrival. Farm shop, 10 mins walk away with good cafe. Hide

Absolute wonderful holiday. One of the best and we have had many in Cornwall. Cottage was perfect Ideal quiet location. All the beds were comfortable and each person slept very well every night. The owners were very friendly and enjoyed the odd chat here and there. Would I come here again. Absolutely.

A beautiful location with a superb layout. This house really suited the multi generational/mixed group that we were. We would stay there again and would recommend to anyone looking for a true Cornish holiday.

Very comfortable, well equipped, friendly and helpful owners (loved the fresh scones!) Being able to walk the dog in the grounds was great. Local pub friendly, good food and reasonably priced.
