The peaceful village of Docking is a fantastic place to be benefiting from, being close to several sandy beaches such as Brancaster within 4 miles and traditional seaside towns and quaint villages. Just 5 miles away lies the pretty Georgian village of Burnham Market, a lovely place to spend the day browsing the many independent boutique shops or enjoying a meal in one of the gastropubs. Visit the King's country residence at Sandringham Estate and stunning stately homes close by including Holkham Hall, Houghton Hall, English Heritage properties at Castle Rising, and Castle Acre (all within 15 miles). Other attractions well worth a visit include Snettisham Park Farm (5 miles), Roarr! Dinosaur Adventure (15 miles) and Pensthorpe Natural Park (14 miles).

Arrive at this upside-down house and enter into the entrance hallway. This leads to either the ground floor bedrooms or upstairs to the living/kitchen/dining areas along with a WC and a mezzanine room with a sofa bed. The open-plan living space benefits from beautiful views across the countryside and on a clear day you may even glimpse the sea. The modern-style and well-equipped kitchen has all you will will need to prepare a meal for loved ones with a Rangemaster electric oven and five-ring induction hob, microwave, fridge/freezer, and dishwasher along with the convenience of a breakfast island with three bar stools. Once dinner is ready, serve up at the dining table which can seat up to four guests and enjoys views across the countryside. The lounge area with a Juliet balcony, has enough comfortable seating for all guests, and you also have a Smart TV perfect for you to log in to your chosen streaming service and catch up on your favourite show. Off from the living area is a handy utility room with washing machine and WC. There is a mezzanine room with a sofa bed leading up from the lounge which provides additional sleeping space or a quiet spot to enjoy a good book. On the ground floor, you have a king-size bedroom with a Smart TV and an en-suite shower room with a rain shower and WC and the second bedroom is a spacious twin room. There is also a family bathroom with shower over bath and WC which completes the ground-floor layout.

Outside you have a lovely enclosed lawned garden and patio area with garden furniture for those wishing to relax and take in some fresh air and enjoy the uninterrupted countryside views.

This was a lovely house - warm, clean, well equipped, with lovely bathrooms. It had everything we needed for a comfortable stay! Location was good too - we were a short drive from lots of great days out. Only one minor issue: There were four of us, and only three seats at the breakfast bar and a two-seater table. Lovely property, like the upside down presentation which makes the most of views and sunsets. Definitely need a car for going out, not much close by but we were aware of this when we booked. The local pub was a god send for a good evening meal and the local Spar was well stocked and very friendly. Cakes from the Tues Market at local village hall weRead morere to die for. Beautiful upside down house with views over the fields. The convenience of not having to carry cases up to bedrooms is great too. Parking is easy and near to the house. Lovely decor and facilities. Great location for exploring North Norfolk and coast.

Really lovely property. Great views, all mod-cons and very clean. Our children suffer from asthma, and we usually have to bring their bedding with us due to dust/pet hair triggers, but we left their bedding at home this time and they had no issues here, so cleaning was to a high standard. The cottage and furnishings are top quality throughout, a real credit to the owners.Docking is a great base to explore the North Norfolk Coast and the cottage was in a quiet spot overlooking fields and the sea.
