This lovely cottage is surrounded by rolling fields and offers a beautiful view over the water meadows where the River Tat joins the River Wensum. This is a great place for watching wildlife including deer and wild birds. Just a couple of miles away is the thriving traditional market town of Fakenham. Home of the famous Fakenham Raccourse and the Thursford Show, this delightful town has a choice of pubs, cafes and restaurants, as well as a cinema, the Corn Hall and flea market, as well as the popular Thursday auction and market which originated in 1250. You can visit the breath-taking Pensthorpe Natural Park or the Holkham Estate, and the stunning northern coast of Norfolk is within easy reach.

On entering this delightful semi-detached cottage you will find yourself in the comfortable and welcoming lounge. With plenty of comfy seating, TV/DVD, feature fireplace and a selection of books and games, this is an ideal space to relax in. Moving into the pretty kitchen/diner, you will find a delightful dining area set for five guests, and the kitchen is fully equipped with an electric oven with extractor, dishwasher, washing machine, microwave and a fridge with an ice compartment. Exploring this charming property further you will find a conservatory/sunroom which runs the length of the cottage and looks out over the back garden. There is also a ground-floor WC. Going upstairs to the first floor, you will find two cosy bedrooms: there’s a double room which offers stunning countryside views, and a twin room which also has fantastic views, both with plenty of storage space. You will also find a bathroom complete with a shower over the P-shaped bath and a WC.

Stepping outside you will find a small fully enclosed front garden with a lawn and a large enclosed gravel driveway. To the rear there’s a large enclosed garden which is mainly lawn and has plenty of space for children to play. There’s a patio area located near the sun room which has garden furniture and is an ideal space to relax in and dine al fresco. Off-road parking is available for two cars.

The cottage was wonderful to stay at. The location was really peaceful and viewing the wildlife was a treat. All equipment was thought of for a pleasurable stay and the furniture was very comfortable.The conservatory was really useful for watching the wildlife and the outside patio furniture was very handy for a warm summer's evening. The cottage is so comfortable and in a lovely location. Whilst surrounded by fields and the accompanying wildlife it is close to Fakenham and its amenities. So many places of interest (including the coast) are within a 30 to 40 minute drive.

A truly wonderful cottage. So well equipped and so comfortable. It's so clean and beautifully decorated. If you want pure peace and quiet, nothing around look no further. Near to fakenham with food shops and lots of places to eat and take away. You do need a car. Owners are wonderful and very helpful.

Exquisite cottage, spotlessly clean/warm far enough away from towns to be very peaceful but close enough for shopping etc. Beds and pillows very comfortable. . Everything we needed for 2 weeks self catering was supplied (and more) Loved seeing the wildlife in/around the garden. Lots of maps/information to plan days out and walking. Weather turned cRead morehilly so hosts asked if we wanted them to come and switch it on (at our convenience). Thoroughly enjoyed seeing the RAF training including low level. Hide

This cottage is an absolute delight, it has everything you could wish for, comfort, cleanliness ,views and an abundance of wildlife. So peaceful and in a good central location for the attractions of North Norfolk.

We live on a modern estate with lots of properties nearby. It was lovely to be in the really quiet and peaceful surroundings. We enjoyed sitting outside to have breakfast The cottage is very clean and well equipped, plenty of games, books and DVDs to keep you busy. Lovely conservatory with bird tables nearby.

I think the fact that this is our 4th visit says it all. The cottage is so comfortable and in such a peaceful location, it is hard to believe that the facilities of Fakenham are so close. If you love watching birds and wildlife then this is the place for you.

Lovely cottage in a great location. Very well equipped. A large garden with lots of birds visiting. The partridges kept us amused. We have enjoyed it and rebooked it again for October.

Lovely property, didn't want to leave. So much wildlife on the doorstep including Roe and and Muntjac, Hares, Partridge, Woodpecker and so much more. Lovely shower, efficient heating. Clean throughout and helpful owners. Cannot fault this property and would love to return.

Fantastic place for a holiday. Everything you could wish for wildlife, scenery, and the coast . The cottage is in a good location to go to the beach and bird reserves. The cottage is very clean and comfortable.

Apart from the military jets overhead, this is a very peaceful place for a holiday. You are surrounded by nature and bird life. Cottage is cosy and clean. The owners have gone out of the way to ensure you have a happy stay. Looking forward to returning.
