Spacious, airy, and well equipped, this luxurious home offers the perfect base for overdue reunions of family and friends seeking a tranquil getaway in beautiful Sussex. Less than half a mile from medieval Rye, walk through the host town’s cobbled streets, diving into local restaurants and pubs, or restocking on ingredients in the local shops. Keen walkers and cyclists can enjoy the nearby Rye Harbour Nature Reserve (1.5miles), and for beach enthusiasts, Camber Sands (3.5 miles) offers rolling dunes and plenty of water sport opportunities. If you’re looking to venture further afield, then Battle, Hastings, Winchelsea, and Pett Level are all within 15 miles, where guests can discover the charming architecture, gardens, and vineyards on offer. Bodiam Castle, Great Dixter House and Gardens, Charles Palmer Vineyard, and Chapel Down Vineyard are also all within 15 miles.

Step through the front door and you’ll be welcomed into the hallway, with space to hang coats and store shoes before heading through to the dining room with a large table that seats everyone, offering the perfect spot for enjoying large group meals cooked in the stunning kitchen. Well equipped with all you need to whip up group feasts, including an island breakfast bar for catch ups over a morning coffee, the kitchen is the perfect facility for all things culinary. To unwind after food, move through to the inviting lounge which has comfy sofas set around a crackling wood burner and a Smart TV. For further relaxation, a separate snug offers a quiet spot for curling up with a good book, or for little ones to gather and play games on the Nintendo Switch. At the rear of the property is a large conservatory with multiple seating areas, offering a fantastic place to gather everyone together for a competitive evening using the dartboard (bring your own darts) or shuffleboard. When day turns to night, head upstairs where six sumptuous bedrooms await, all spread across two floors. On the first floor await four bedrooms; a twin which can be made into a super-king-size bed on request, a king-size, and two double bedrooms, all of which boast well-appointed en-suite shower rooms. Upstairs on the final floor, find a double bedroom and a cosy twin, both benefitting from the family bathroom that completes the interior.

Outside, let little ones and dogs play safely in the enclosed, lawned garden. For memorable morning coffees or al fresco evening meals using the BBQ, gather at the secluded decking area or patio space.

We stayed for 4 days over Christmas and this house was absolutely wonderful. All the beds were very comfortable, the showers were powerful and hot, the kitchen was well equipped & the house was spotlessly clean. The surrounding area was beautiful. Lovely house in a great location being a short walk to Rye town centre. Very well equipped and good communication from owners. Plenty of room for our party of 10 adults one teenager and family dog for our weeks holiday. Garden was lovely, room to play our swing ball and secure for the dog. Plenty of parking space which was much appreciated.

Had a great time in Rye. Its a beautiful house and a superb position. Check in is a little late at 4.30 and leaving at 10 a.m. Lots to see in Rye besides the beaches. Full of history.

Rye is a great location for a party of 70 year olds. The restaurants we tried were great, in particular Webbes. The house itself had everything we needed for a very enjoyable holiday.

We had a fabulous week. The house was warm and cosy and we all slept extremely well ( even those sleeping on the road side of the house who were not at all disturbed by traffic noise). The garden was fully enclosed. and good for playing games and letting our dog have some freedom. We loved our stay at Willow Tree House. Everything we needed and more was catered for . We were a mixed age group and we all had a lovely time. The property was spotless.
