Nestled in a peaceful position on a wonderful private country estate. Located amid 10,000 acres comprising of beautifully maintained manicured grounds with a splendid lake, woodland and farmland. Within easy reach of the stunning Solway Firth Heritage Trail boasting 200 miles of spectacular rugged coastline. Visit the nearby historic marketing towns of Annan, Dumfries, Lockerbie and Lochmaben with their excellent leisure and shopping facilities. There are numerous attractions close at hand for all the family to enjoy including Caerlaverock, Threave and Drumlanrig castles, Sweetheart Abbey, Galloway astronomy centre, Robert Burns museum, Dino Park, the 7stanes mounting biking trail, dark skies park and Mabie Farm Park. Entering this wonderful stylish single-storey property into the hall, head through to the stylish and comfortable lounge with beautiful exposed wooden beams, wood burner and TV. Next is the stylish dining room with lovely vaulted ceiling with exposed wooden beams, a further wood burner and direct access outside to the beautiful grounds, the perfect place to enjoy family or romantic meals together. Followed by the lovely well-equipped bespoke kitchen, an ideal place to cook up a storm with electric oven and hob, microwave, large fridge/freezer and a very handy dishwasher. There is also a comfortable window seating area and table to relax and perhaps enjoy a nice morning coffee. The first of the sleeping accommodation is the spacious master bedroom with comfy super-king-size zip-and-link bed (which can be made up as a twin on request), ample storage space and large en-suite shower room with a walk-in shower with double shower heads and WC. Continuing back through the hallway you are then met with the wonderful games room with pool table, an array of board games and seating, enjoying beautiful views over the lovely grounds and woodland. There is also a separate WC and a very handy utility room with washing machine. Continuing through to the next hallway you will find a delightful twin bedroom with rear garden and woodlands views and the bathroom with shower over bath with WC and ample storage space. Completing this wonderful accommodation is the pretty double bedroom also enjoying lovely views over the private estate grounds.

Venturing outside to the beautiful mature gardens with patio seating area, it is the perfect spot for al fresco dining or a lazing evening star gazing. There is also a fantastic private housed hot tub, ideal to relax and unwind and to enjoy the beautiful views. There is ample off-road parking available directly outside the property.

Stunning House, beautiful grounds, a lovely place to stay. The house itself is beautiful and looks stunning from the outside. The interior structure, furniture and furnishings are lovely, very luxurious and you do feel very cosy in this house. Beds are comfy and clean as well as the bathrooms. Walking round the estate/grounds is a must the sceneryRead more is spectacular and the Main House is well worth a look at. The wildlife is also very active here especially in the early morning. There is a tranquility about the location and property. The downside is that the hot tub leaks after one use and one person using it, it can still be used but with less water!. Sadly there was no response from the caretake/owner on this issue during our stay. Mobile phone service is limited in certain rooms in the house depending on what network you are on. However, you are there to relax and switch off those devices! I wouldn't let this put you off as the house on its own is worth a stay and you won't be disappointed. Hide

5* stay at Kinmount Garden Cottage. Cottage is vast, so much space indoors and out. Plenty of parking and easy to find off the main road. Fully equipped, spotlessly clean, comfortable beds and good quality bedding and towels. Pool towels available. Huge fridge freezer and kitchen has plenty of equipment. Games available in the cupboards too. LoRead moregs provided for the log burner. Hot tub was a good size and the pool table was a great addition to the stay. Grounds are lovely for a walk round. Accessible for one of our party who uses a wheelchair most of the time, as long as the master bedroom is used as there is a ramp into the property. The other bedrooms have 2 steps up to them. Loved the cottage. Very spacious and comfortable. Enjoyed seeing pheasants walking past the window, and enjoyed walking down to the lake. Feels secluded and quiet but also close enough to a Tesco etc. Enjoyed getting takeaway from Yamas Deli in Dumfries and eating it at the cottage. We drove from South Wales and were mostly there because of a weddiRead moreng, but we also took a day trip to Glasgow, also Drumlanrig Castle. Would have loved to visit more places and go for more walks if we had the time. Hide

Inside Cottage was immaculate, modern and very comfortable. Right outside back door (the way to get to hot tub) was a crate of empty wine bottles and crisp packets. There was also SEVERAL used Dog Poo bags which the crows burst open next day. They rubbish was lifted on our second last day - very disappointing

A beautiful house set in a wonderful location. The location is very quiet but the walk around the estate is lovely. The house was very well equipped and the pool table and hot tub made it even better.

The first evening of our stay, an incident occurred involving several off lead wire-haired Dachshund/Terrier type dogs on the estates designated footpath. The dogs ran at me biting my boots and legs. The owner of these dogs had no leads and the dogs did not stop until she caught up with them. Her knowledge of my accommodation indicated she was a mRead moreember of the estate staff, she also indicated the dogs were walked there regularly. I sustained a puncture wound to my leg. I would like to acknowledge that the holiday company responded promptly and handled the matter professionally, contacting the estate immediately. The estate (Mark) called me that evening apologising and advising a full investigation would be launched. He promised to keep me informed. However, ten days later, despite a polite reminder, I had received no follow-up from the estate. I had requested reassurance that the designated footpaths would be safe to use during the remainder of our stay. We never received that reassurance. As a result, we did not feel comfortable walking on the estate paths for the rest of our holiday. Regular walks on the estate were something we had specifically planned and were an important reason for choosing this location. While the accommodation was pleasant this lack of follow-up and reassurance regarding safety on the estate paths means we will not be returning nor would I recommend this house to others. My leg is healing; however, I believe had it been a vulnerable person, a child or a guest following the estates policy of walking dogs on a lead the outcome of this incident could have been much more serious. Great space, very comfortable. Log burners, wonderful walks, abundant wildlife and a hot tub to boot. What's not to like ? Have stayed at Kinmount half a dozen times. Three times at Gardens cottage. It's lovely.

Kinmount garden cottage is a beautiful well appointed and beautifully furnished cottage. Its was very easy to find and the grounds of Kinmount House are stunning. Its location is perfect for exploring Dumfries and Galloway. Beautiful cottage and location with excellent room layout, bathroom facilities and games room. Lovely patio with outdoor furniture . Very comfortable although hot tub was some distance from the cottage.

We had a wonderful stay at Kinmount Garden Cottage. It is a beautiful house in stunning surroundings. The walk around the lake is breathtaking. This is our second stay at this lovely house and we look forward to booking it again.

We have had a 'short break', staying in the Garden Cottage Kinmount. The accommodation was spotless on arrival, also warm (our break was in April) and the addition of a hot tub and pool table also made the stay a good one. We would happily return!

Wow what a beautiful cottage! I booked this for my partners 30th birthday, it was perfect, such a beautiful place to stay we all really enjoyed our stay! No one wanted to leave. Great value for money and had everything we could need! Lots of memories made and already looking to book later in the year! Fantastic highly recommend

Overall a beautiful property, warm and spacious in beautiful surroundings. We will not charge for repairing the pool table mechanism which is now working perfectly. (Just kidding but we enjoyed playing). The log fire worked well and quickly heated the lounge. The small steps to the second and third bedrooms should probably have anti-trip markings.
