You won't have to worry about disturbing the neighbours with this secluded spot down winding country lanes, where you can truly unwind away from the hustle and bustle of towns and cities. Visit the local village of Ancrum, just 3 miles away, to find a local pub or general stores at Newton St Boswells, 6 miles north. Local attractions include the beautiful 12th-century ruins of Dryburgh Abbey and the regal Abbotsford mansion. For those looking for a more active break, find a golf club within 6 miles from the property or head to the local town of Jedburgh (7.5 miles) for fishing.

At the heart of the house, the well thought out farmhouse kitchen is warmed throughout by a traditional Aga. Large windows flood this room with light, and the room offers a delightful space to enjoy an early morning breakfast or family dinner. A utility room with a washing machine can be found on this floor, as well as a handy boot room with space to dry off mucky coats and boots. The lounge which leads through to a TV/games area also offers a bright space thanks to large original windows, and an abundance of sofas and armchairs circle an open fire and TV. Completing this floor is a handy WC and shower room. Upstairs you'll find four generous bedrooms, all of which offer remarkable views of the surrounding garden and hills. A master bedroom offers a zip-and-link bed, creating the versatile option of double or twin beds. A further double and full-sized twin both offer generous spaces to unwind, whilst a second twin offers one full-sized bed and one narrow bed, perfect for a child. Finally, you'll find a family bathroom with bath, WC and separate shower cubicle.

The property is surrounded by a seemingly endless garden, ideal for kids and pets to have a run around whilst you prepare dinner or catch up with a good book. The bustling River Alewater runs through the bottom of the garden, an exciting spot for older kids to fish for trout.

We loved our week here! Its a fabulous location, really quiet but not too far from Jedburgh or Melrose if we needed anything. Theres lots of space in the house with a gorgeous open fire in the lounge for the evenings. Like any old house there are a few quirks to adjust to and you should note that the garden isnt enclosed as suggested in the descripRead moretion. Antoinette couldnt have been more helpful and we appreciated her advice on local walks and things to do. Wed definitely go back again. Hide

This is our second time staying in the house and we were again delighted to be there. It is idyllic and super to cosy up in on a stormy Nov weekend with good food and good company and plenty of logs for the fire. Communication with Antoinette is excellent and the extra thoughtful touches make us feel very welcome. Thank you!

We had a really lovely week at Belses Mill. The farm was cozy and spacious for the six of us. The area was beautiful and within range of day out options in both Scotland and Northumberland. My kids spent happy hours by the stream at the bottom of the garden and the younger ones were fascinated by the horses next door. Antoinette was very helpful. TRead morehank you! Hide
