This is an idyllic location surrounded by countryside and is the perfect base for friends and family to explore the three counties, being 7 miles from Whitchurch, 3 miles from Malpas and 13 miles from Chester. Ride or stride along the Cheshire Sandstone Trail, the Shropshire Way and LEJOG Trail. The property is also positioned along the John O' Groats to Land's End route. If you fancy hang gliding, head to the Shropshire Hills, enjoy river trips in historic Chester, canoe on the River Severn and the River Dee, or head to Llangollen with lots of water and land activities to enjoy and explore caves at Hawkstone Park Follies. With the Berwyn Hills and Snowdonia all just a short drive away ,walkers will be in paradise. Visit medieval Shrewsbury with its castle, National Trust’s Erddig and Chirk Castle, Cholmonderley Castle and Gardens, Chester Zoo and Knowsley Safari Park. A treat awaits you as you enter this stunning property, creatively designed, lavishly furnished with all your creature comforts to enhance your stay. Take off your sandals and boots, hang up your coats and enjoy the benefit of the underfloor heating as you walk in from the hall. To your left is the cosy cinema room with large Smart TV, Netflix, comfy velvet sofa, bean bags and games for a great night in with a movie. There is also a separate WC for your convenience. Continue round to the stunning kitchen/diner which is flooded with natural light from the windows above the granite work surfaces. There is a separate utility cupboard with washing machine and tumble dryer should you need one. If you decide to eat in, you have all the equipment you need to rustle up a meal including a 5-ring electric hob and oven, microwave, fridge, freezer, two dishwashers to take care of the dishes and pans you have used to create a culinary delight. Enjoy feature lighting and there is a great social space around the island so everyone can get involved. The dining table takes centre stage in the sun room with floor-to-ceiling windows. Open up the doors and let the outside in; this is the perfect setting for friends and family to gather round and take time to savour the food and company. After dinner, you may want to retire to the luxurious lounge with interesting artworks, comfortable sofas, a Smart TV and a wood burner for cosy nights in. Why not walk through to the cocktail bar to create a few of your favourite cocktails? Complete with feature lighting,  a great glass selection for your favourite tipple, shakers, drinks fridge and sink, you can go crazy with your creations. Also on this floor you will find a spacious bedroom with a comfortable king-size bed and a stylish en-suite wet room with shower and WC. There are two staircases leading to the first floor. Why not enjoy a leisurely bath or shower in the bathroom with shower over bath and WC.?You will find an airy bedroom with comfortable super-king-size zip-and-link bed (which can be made as a twin on request) and a stylish en-suite shower room with shower and WC. The delightful twin bedroom, the next bedroom ,is a bunk bedroom with bespoke hand-crafted bunkbed with a queen size on the bottom and single on the top. Lastly, at the end of the corridor, is the fabulous bedroom with super-king-size bed, dressing area, decadent bath in the bedroom and en-suite shower with WC. The house if full of intriguing spaces and nooks to curl up with a good book, embrace the views and enjoy this lovely property.

Outside you have an enclosed courtyard, a private paved patio area with garden furniture and a gas BBQ, perfect for al fresco dining and enjoying the open countryside views. There is also outdoor table tennis available. The property is set in 40 acres of grassland with access to the indoor games barn with tennis court which can also be used for badminton, football and exercising if the weather is inclement. Please liaise directly with the owners, who are sometimes on site though privacy is assured at all times. There is ample parking at the property and covered space for your bicycles. EV charging is permitted at this property, payable direct to the owner with usage measured and monitored via the 'WallBox' app for convenience.

Please note that the tennis court is available between 9am and 12pm daily, however further use can be organised directly with the owner.

Wonderful spacious property, ideal for family get together or several families holiday together. Large kitchen so everyone could prepare what they wanted at the same time, air fryer was a great bonus. Sports barn great for kids to run off some energy and adults to get some exercise. This is a lovely property. Spacious, well equipped and very comfortable. The owners were extremely helpful and the only small issue we had was dealt with quickly and efficiently. Would recommend.

Stunning property in a peaceful, tranquil location with beautiful views across the countryside. We stayed here for Christmas and it was so perfect, the property had everything we needed and more and was brilliant for cooking a Christmas dinner for 7 adults and 4 children! Dog friendly too, and the use of the sports barn was also a great addition!

Amazing place to stay. Daisy is such an attentive host who has thought of everything. The barn and tennis courts are well equipped with plenty to do. Each bedroom is beautifully decorated with ample space in each. We will definitely be returning and would recommend. Thanks again for a lovely stay

We have just returned from a fabulous week at Three Borders Barn. The house is just beautiful. This is the perfect holiday property for a family get together for 10. Clean, comfortable and very well kitted out. The barn is a real bonus too. Lovely spot to watch the sun go down whilst sipping cocktails.

An absolutely stunning house, everything inside is to a very high standard and the owners have a beautiful eye for detail. The sports barn was a fantastic treat for the children to enjoy and burn off steam on a rainy day. Adults V Kids was the highlight of our weekend. Had a great walk at nearby Hawkstone Park .. what a lovely place!

A three generation family holiday was wonderful at Three Borders Barn. We had absolutely everything we could possibly need, with the added bonus of the tennis barn to keep 3 very energetic boys (and their parents!) happy and occupied.
