Nestled within the Heddon Valley, designated a Site of Special Scientific Interest, this beautiful family retreat is a memorable destination for a holiday. It is surrounded by National Trust woodland and walks within the Exmoor National Park on the doorstep. Explore local beaches and hidden coves, including Woody Bay (3.5 miles), and the award-winning beach at Woolacombe just 16 miles away. Other great days out include the Combe Martin Wildlife and Dinosaur Park (6.5 miles), Watermouth Castle (8.5 miles), and the historic seaside town of Ilfracombe 14 miles where you can find boat trips, fishing and Damien Hirst’s statue, Verity.

Entering this beautiful retreat, kick off your shoes and hang your coats in the porch area where there is also a convenient WC. Through the door, you’re met with the grand dining room area with seating for ten and a warming wood burner. To the left of the dining room is the fully equipped kitchen with generous space and tucked around the corner is a breakfast table for a quick snack, and a utility room with more storage space and a tumble dryer and washing machine. Back through the hallway and at the opposite end of the property, enter the snooker room, which also benefits from some comfortable sofas. Moving into the lounge, you’ll find a Smart TV and a large L-shape sofa so you can unwind around the ornamental fireplace. For those more competitive, there is also a games room, with an additional sofa, a Smart TV with a gaming console, and two retro arcade machines for some classic fun. Head upstairs to the family bathroom, with a walk-in shower, bath and WC. To your left are two twin bedrooms, both with beautiful views from the windows. At the end of the hallway is the bunk bedroom, and adjacent is a super-king-size bedroom with an en-suite shower room and a Smart TV. Completing the first floor is the master super-king-size bedroom with a Smart TV and en-suite bathroom.

Venturing outside, there is a roof terrace complete with sun loungers. There is a ‘mucky pups’ dog shower room for your four-legged friends, and you can wander in over 2 acres of private grounds and enjoy the traditional Kota lodge. There is a children’s climbing frame, an extra-large hot tub with Bluetooth speaker for those summer nights, a BBQ area, and multiple seating spaces to enjoy al fresco dining.

This cottage is something special. The location is quite simply stunning, nestled within the Heddon Valley with the most spectacular gardens and views of any property we have previously stayed in, whilst affording easy access to the coast, villages and towns of North Devon. We loved the tranquillity and privacy of the Barton. The cleanliness was good and the house keeper was responsive. A meal at the Hunters Inn at the doorstep is a must. There are walking trails for all levels of fitness and enthusiasm, also at the doorstep. The coffee machine with pods was a daily highlight. WOW! AMAZING! 4 generations of our family from 3 years to 91 years & 2 dogs stayed at this property from 23rd to 30th August 2025 to celebrate a 60th birthday. The house and grounds are amazing with something for everyone. InHot tub, games room, large kitchen & utility room, dog shower. We absolutely loved this property. It was a 70th birthday celebration with 11 people staying from 10months to 74 years old. It met everyones needs and we all loved the 2 fields. We are a three generation family and we had a brilliant week at The Barton. The house is lovely, the rooms are large and have been furnished well and the bedrooms are comfortable with lovely outlooks. The kitchen is well equipped, with everything you might need. The Barton is set in a spectacular surrounding. The gardens are wonderful and heaven for our dog. We didnt take any children but for families that do there are adventures aplenty awaiting them. A most beautiful property in stunning gardens. Our three generations of the family had such an amazing relaxing time. The wildlife was wonderful to observe. We have been going to cottages for the past 18 years and this is the best so far. You cannot but enjoy it.

We had a wonderful time at the Barton and all agreed we could not have rented a better place to spend our week. This property is so well equipped - the owners have thought of everything. The snooker table, games machines, goal nets, hot tub, etc all suited the different age groups in our party. There is even a shower to hose off muddy dogs. My family and I have just come back from a lovely relaxing trip at The Barton in North Devon. This was one to remember, we all had a fantastic time and loved every bit of it! We will pass details onto friends and will definitely be thinking of further stays there in the coming years

The house, its garden and grounds were wonderful. An idyllic spot to completely unwind and relax in within the tranquility and beauty of the Heddon Valley, The grounds are extensive and beautifully kept and provide space and generous equipment for children to play. Sitting in the area next to the stream was gorgeous - a favourite for us all.
