This property is ideal for guests who are hoping to escape the hustle and bustle of daily life and relax in the countryside. Although situated in a sleepy hamlet, the property is situated just off the road via a private driveway and within a short drive of the town of Barnstaple, where there is a good range of shops and restaurants, a theatre, leisure centre, and a swimming pool. Walkers can enjoy the exhilaration of climbing nearby Codden Hill and revel in the magnificent views from the top, a favourite with cyclists as well as keen walkers. Other places of interest in the area include Exmoor Zoo, Combe Martin Wildlife Park, RHS Rosemoor Gardens and Dartington Crystal. Of course the many beaches are within easy reach, including the pretty estuary beach and sand dunes at Instow and the 3 miles of golden sands at Westward Ho!.

This stone barn has been lovingly converted with many characterful features, yet in a contemporary style. Sitting in an elevated position halfway up the private driveway between the owners magnificent thatched home and the road. As you arrive in this delightful village take a moment to enjoy the views across the picturesque Taw Valley. Pulling up to the impressive property and entering via the side door you find yourself in the boot room/utility area, well equipped with washing machine and freezer. A separate WC is to your left. Continuing into the stylish kitchen/diner with granite worktops and underfloor heating it has everything you need to cook up a feast or alternatively a quick lunch or supper. With an electric oven and induction hob, microwave, fridge and dishwasher. A dining table and chairs make mealtimes a breeze. Moving on to the lounge this room has a contemporary wall mounted gas fire exposed beams and comfy seating inviting you to relax. Watch your favourite TV shows on the Smart TV or open the French doors out onto the private patio area where you can enjoy a morning coffee whilst soaking up the view. Heading upstairs via the beautiful oak steep spiral staircase which leads up from the kitchen, this leads to two bedrooms one king size with exposed beams TV and ample storage and 1one cosy twin room (with 1 x 3ft bed and 1x 2,6”bed) set in the eaves of the barn. The bathroom completes the accommodation and again set in the eaves it provides a country feel with freestanding roll top bath, shower attachment, and WC.

Outside and accessed via the lounge through French doors is a delightful enclosed patio area with fabulous views across the countryside. Enjoy the bubbles in your own private Hot tub with outdoor hot/cold shower, enjoy a meal or evening drink as you relax at the patio table and chairs or gain 40 winks on the sun lounger before lighting the gas BBQ.

Off-road parking is available for two cars.

The photos do not do this property justice. Kings Barn Stable is a stunning property, decorated to a very high standard. Everywhere you look, you find intricate detail. The furnishings were lovely and the appliances were top class. We loved staying here and relaxing at the property. The small touches, such as the dog treats, blanket and towel,Read more were lovely, and arriving to fresh flowers, chilled Prosecco and cupcakes was a wonderful touch. Love this cottage. Everything is so clean, tidy and welcoming. Everything has been thought about and catered for. The cottage is warm anyway but the glass gas fire makes the place so hot and relaxing on a cold night and the sofa and tv area just chills you out. Lovely to settle down in front of a good film before bedtime. The bed is quite big and vRead moreery comfortable and the night outside is so quiet. The cottage was lovely and had everything we needed for our short stay. From the moment we walked in you could tell how clean and how well looked after it was. It smelt amazing and the fittings and furnishings were to a high standard. We loved the hot tub and the outdoor shower, even at the end of October, was well used. A lovely modern and clean cottage in a good location to explore North Devon. The only downside was the lack of a shower and not being able to walk to the local pub as this is along a main road with no pavement.

Stunningly beautiful cottage, decorated to the highest quality. The enclosed garden is ideal for dog owners and the hot tub was the icing on the cake. The roll-top bath is lovely but using the shower attachment is a bit awkward. The cottage is also close to Instow beach which was great for evening strolls with our dog. This is a beautifully presented, high-spec cottage with really thoughtful details. The bed is really comfortable, the kitchen is well-equipped, and the dcor is very tasteful. The hot tub is a big bonus! Sarah was a lovely host, always friendly, quick to respond, and helpful. There's lots of beautiful places to visit locally. The cottage was much better than the many we have stayed at previously. Cleanliness was exceptional, and everything needed is available. Thank you Sarah for the welcome cake and milk which was much needed after a long M5 journey. We would strongly recommend it.

The cottage is amazing. Beautiful inside and out and very clean and tidy. Main Bedroom is a good size and with a very strong comfortable bed and so quiet at night we had a peaceful sleep. Downstairs kitchen and dining room are very spacious and everything required for cooking dins is there. We booked at very short notice and were delighted to find this holiday cottage. The cottage is absolutely beautiful, exceptionally well equipped and spotlessly clean. The hot tub, BBQ and outdoor furniture were perfect. We wish we could have stayed for longer, lots of things to do and nice places to visit locally.
