This stunning converted barn, formally an out-lying property of the Wood Estate, is positioned at the end of a private lane and stands proudly over-looking the surrounding countryside. This property enjoys a quiet farmland location, surrounded by green fields, nearby open barns and benefits from lovely countryside walks direct from its front door, as well as rambles across nearby Dartmoor. Amenities can be found at the nearby villages of South Tawton and Sticklepath and a little further afield is the town of Okehampton. For a family day out visit Roadford Lake County Park, offering an activity centre and various water sports, or spend and afternoon at the Miniature Pony Centre near Moretonhampstead.  Ideally placed between North and South Devon coastlines with sandy beaches and sheltered coves, making this a superb location for friends and family alike.

Entering this stunning semi-detached house, you are immediately greeted by the vast light and airy lounge/diner. This extremely comfortable space has a TV, stone fireplace with an open fire and pool table. From here, step up to the well-equipped contemporary kitchen. This has a breakfast bar, dining table and double doors opening onto the patio and garden beyond. The kitchen, with beautiful granite worktops, has everything you might need to cook and entertain with two electric ovens and hob, microwave, dishwasher, fridge/freezer and wine cooler. Next door to the kitchen is a large boot room with an external door, great for when returning from outdoor activities and for drying coats, boots, wet suits and dogs. There is also a separate WC within the utility area housing the washing machine. The spacious lounge/diner has an open fire and TV, and there is ample room around the dining table to enjoy leisurely meals with family and friends. There is also a pool table in the lounge/diner. Off the lounge/diner is a large snug with a TV/DVD with online apps - iPlayer, Netflix, NOW TV etc, this forms a perfect movie room or children’s den. Heading upstairs to the first floor from the lounge/diner to the gallery landing, you will find five light and airy bedrooms. Some bedrooms and bathrooms have low sloping ceilings with exposed oak beams, which is all part of the charm and character of this fabulous barn conversion. The stylish master king-size bedroom has a large picture window looking out over the garden and beyond, it also boasts a freestanding bath, which is thoughtfully separated from the sleeping area by a low wall. In addition, it also has an en-suite shower room and WC. There is a double bedroom with an en-suite shower room and WC, and a twin bedroom. There is also a contemporary bathroom with hand-held shower over bath, separate shower and WC. The fourth bedroom is a family room, with a double and 2’6” single bed with an additional single pull-out bed, this room also has a door down to fifth bedroom, which can be locked. The fifth bedroom is a king-size with an en-suite shower room with shower and WC, as well as a second staircase leading down to the snug.

Venturing outside to the enclosed garden, there is a spacious patio with outside seating for everyone and a large, sloping lawn area. For those that enjoy a spot of al fresco dining there is a brick BBQ. To the front of the property there is a further lawn area and additional seating. Across the driveway is access to an open-fronted barn with table tennis and storage for bicycles and surfboards. The property also features off-road parking for four cars.

We stayed in September 2025 and went back March 2026 because Rock Barn is such a lovely place to stay. We are a multi-generation party of 7 adults with 3 dogs. The location is peaceful with the beautiful sound of birdsong. We would stay again.

Really lovely barn, which photos do not really do justice. The place is huge and ideal for family gatherings. Kitchen was well equipped and we managed to cook plenty of meals for 10 people. Walk to pub takes around 45 minutes, which is great on a dry day! It took a while for the barn to warm up but once it had is was very cosy although heating in bRead moreedrooms wasn't working when we stayed, so we just left all doors open for the warm air from downstairs to circulate. Beautiful barn and surroundings. We had a lovely relaxing long weekend and the dogs enjoyed the secure garden. The barn was very clean with bedding and towels provided. I would stay there again.

Beautiful barn, plenty of space for 12 guests age ranges from 1 to 71 in our party. At least one hour's drive down very narrow lanes to most places.

Cottage lovely plenty of room but spoilt by issues above and phone call re.. a tent which appeared !!! Re.. below, I would recommend the property only if issues above were addressed. Having read the comments book the doors were causing problems LASY YEAR !!!!

Great place to stay has all the facilities you need as a big family or group. The small touches always helped like the milk in the fridge on arrival and there was enough cleaning products to get you started so you didnt have to worry the first day.. a pool tables entertainment for those who like to pass the time in the evening. Wow! What an amazing property! The photos on the website were true images of Rock Barn. We had a wonderful time with plenty of room, plenty of bathrooms, a fully equipped kitchen and a great location with walks and views galore. The whole family were very impressed and the children loved having such a lovely outdoor space to run around in too. BeauRead moretiful inside and out! I would definitely recommend this property. Lovely barn conversion in a very pretty part of Dartmoor. There were 10 of us and the kitchen, seating arrangements and bedrooms were ideal. Obviously we loved the pool table & table tennis. Lots of thought has gone into making sure everything was ready, including Christmas decs, well stocked kitchen drawers, several cues with chalk & spare tips. TRead moreowels, cleaning fluid in each room is basic but not all places we've been hadthese. Design is cool and the underwater heating is effectively toasty! Hide

House was amazing and bigger than we expected! Nicely decorated for Christmas and there was everything you needed! The kitchen was well stocked with utensils, pots, pans etc constant hot water throughout, bedrooms very spacious and comfortable! Pool table was well used by all!!

This is a wonderful property for 5 couples or 2or 3 families. Very well equipped, clean and comfortable. Pool table was an added bonus. Lovely area to explore. Have already recommended the property to friends.

Excellent facilities, made full use of the pool table, table tennis ideal for a large family like ours. Good location for Dartmoor national park or roughly a hour away from the beaches
