Nestled on the picture-postcard Instow beachfront, this charming home offers a blissful escape for families or groups of friends, including well behaved dogs. Here, you can indulge in the soothing sounds of gentle waves and bask in breathtaking sunsets straight from your doorstep. Sitting in one of North Devon's most sought-after destinations, Instow is perfect for beach lovers and their dogs and water enthusiasts alike, whilst also providing some fabulous local shops, café’s and fine eateries too. Hikers and cyclists will love easy access to the famous Tarka Trail, ideal for exploring the dramatic North Devon coastline. For more adventure, head to Westward Ho! (5 miles) for typical seaside fun and some thrilling water sports including surfing. Across the estuary lies the picturesque fishing village of Appledore (5.5 miles), known for its narrow streets and bustling quayside which can be also accessed from Instow by a summer seasonal running ferry. Instow itself has fantastic pubs, restaurants and the delightful Glorious Oyster cafe, serving seasonal seafood with – if you’re there at the right time – a side of live entertainment. Fun family days out are easy with The Milky Way (12 miles away) and The Big Sheep and  North Devon Water Wake Park ( 5 miles) all nearby. Further afield discover the stunning beaches at Saunton Sands and Croyde and woodland and moorland walks on Exmoor National Park. Visit privately owned Clovelly (15 miles) with its steep cobbled streets, or the gardens at Tapeley Park or RHS Rosemoor both offer quiet contemplation and both are within 8 miles. 

 

On entering this property, set out over 3 floors, the hallway leads to the snug area packed with books and a large selection of DVDS complete with a comfy chair and lamp for chilling. The spacious and welcoming lounge has a 50" Smart TV and a log burner. The adjacent dining room has patio doors opening to the small courtyard. Heading into the kitchen you will find everything you need, including Neff hide and slide oven, hob, microwave/combi oven, Lavazza pod coffee machine, Smeg fridge freezer, Rayburn, washing machine, dishwasher and tumble drier, as well as casual seating. The rear door to the kitchen joins up with the small courtyard off the dining room. Stairs lead down from the kitchen to a low ceiling Aladdin's cave, currently equipped as a basement games lounge. A small Strikeworth multi games table offers pool, table football and air hockey, plus a large TV and DVD provide further entertainment. (Please note this is a basement lounge, ideally suited to older children and teenagers. Tall adults will not be able to stand upright ). Heading up to the first floor, which is split level, there are three bedrooms - the master bedroom with stunning sea views across to Appledore is accessed via the en suite bathroom with freestanding bath and walk in shower and has a super king bed and TV, a twin bedroom with a view of the beach and sea plus, on the lower level, a double bedroom with en suite shower room and underfloor heating. Also on this level is a third shower room also with under floor heating and a separate WC.

Stepping outside in to the small courtyard and relax at the end of an enjoyable day in the privacy of the enclosed and furnished patio area, with doors in to the kitchen and dining rooms, offering all the benefits of inside-outside summer living and a wonderful morning sun trap.

Perfect for a holiday with 3 friends and a dog the walk to the car park wasnt a problem as the dog needed a walk but not ideal if you just want to get in the car and go. Loved how dog friendly it was just walked across the road to the beach absolutely fantastic for a morning walk

The house is in a fabulous spot, just a step or two from the beach with wonderful views from many windows. The word that comes to mind is generosity - we really appreciated the thoughtful and abundant welcome pack, and opening the cupboards with essentials such as oil, pepper, kitchen roll etc. the house is well furnished and appointed, if you haveRead more kids there is a perfect space for them in the basement. Beautiful cottage, fabulous location. The house was decorated for Christmas which was a lovely touch. The welcome pack was amazing. The food in this was soooo good. Absolutely beautiful location the house was bright and cosy and very spacious as there was 6 of us and we didnt feel on top of each other. Beds very comfortable and amazing views of beach and across to Appledore. The kitchen was fully equipped and a lovely warm arga to come back to after a beach walk. The house is excellent. 10 steps to Instow beach. Its well appointed, comes with a great welcome pack and is furnished with everything you need. Its not cheap in the middle of the summerbut Ill definitely be returning out of season.

We had a great time in this very conveniently positioned house. The beach is just across the road, and some nice places to eat virtually next door. The road outside at night is very quiet at night. If youre looking for somewhere close to the beach to walk the dog, this is it!
