This property enjoys a fantastic location in the traditional costal village of Instow, where holidaymakers can enjoy the sandy beach, take the ferry across the estuary to the harbour village of Appledore. Staying in Instow, guests will be spoilt for choice with the variety of pubs and restaurants on hand, all serving delicious food. A must visit is to the local deli situated next door, where you can purchase fresh, local and homemade produce. Within walking distance is the beautiful Instow beach, renowned for its golden sands and remarkable sand dunes, where dogs are welcomed all year round. Slightly further afield, but within a short drive, are many more beautiful beaches and the North Devon coastline to explore. Try out several of North Devon’s best coastal walks, including Braunton and Northam Burrows. Other attractions nearby include The Big Sheep, The Milky Way and the many National Trust properties in the area.

On the ground floor of this elegantly styled property, guests enter the beautiful hallway with the first of 4 bedrooms located on the left; an attractive ground floor bedroom with king-size bed. Guests will find the kitchen/diner a great social space, with everything needed to prepare their family favourite meals with oven and induction hob, Nespresso coffee machine, dishwasher and microwave. Via one step up the kitchen/diner leads to a separate utility room which benefits from an American style fridge/freezer and washer/dryer as well as access to the downstairs shower room and WC. A separate downstairs snug is located next to the kitchen/diner and has a feature fireplace, smart TV and French doors leading onto the garden. There is also a handy office space with desk on the ground floor, perfect for hybrid working. On the property’s first floor, there are three further bedrooms: a king-size, one single and a twin. The master double is a relaxing spacious room with lovely river views, as has the single bedroom. The bedrooms are tastefully decorated in neutral or coastal colours, creating a calm, restful atmosphere. The property’s main bathroom is on the first floor accessed via two steps and offers a bath with handheld shower, separate shower cubicle, and WC. Finally, on the third floor via steep stairs, there is a stunning lounge, with huge windows which open to create a balcony with fabulous river views.

Outside, there is a well-stocked, dog secure, enclosed garden, with seating and a BBQ to the rear of the property, accessed from both the dining room and kitchen/diner. At the end of the garden, guests will find the games room offering table football and a selection of toys and games.

Lovely property. Everything of the highest standard. Location is great, right on the estuary. Beautiful garden. Parking maybe an issue especially in the "high season". Deli next door was fabulous. Very good breakfast.

Very spacious, comfortable and well equipped with quality furnishings and kitchen items - it had everything we needed. The welcome pack was very generous, with quality products, and greatly appreciated. We love the location, close to the beach and pubs. Instow is a dog walkers paradise. The cottage was the perfect layout for our party. Family of 5 plus grandad who used the downstairs bedroom, snug and bathroom. Superbly equipped, good location. Lack of parking was a bit of a disappointment but not insurmountable.

A gorgeous house which has been tastefully furnished and enviable quayside views across to Appledore. Very comfortable bed with good quality bed linen. A lovely cottage which is spacious very well equipped. A great location right next to the Deli and Cafe, with a short walk to decent pub/restaurants. I would definitely recommend staying here

We had a family pre-Christmas celebration and the property was perfect for this. There were three couples and the property was large enough for everyone to do their own thing and we all met up in the evening to play quizzes in the top room. The cooking equipment was really good and we enjoyed some lovely evening meals together. Our family of five (three generations) and two dogs enjoyed a lovely weeks stay in Instow Cottage. The house is incredibly well equipped. And lots of space to spread out. We would have enjoyed sitting out in the cottage garden had the weather been kinder. Fortunately there is a fabulous attic sitting room with plenty of space to sit with a cold driRead morenk (including a drinks fridge) and enjoy the far reaching estuary views, watch television or play board games. A well equipped house. The beds were all comfortable. Enough room for a family of 5 and grandparents to have space. Excellent location - next to a really pleasant pub and Johns deli on the otherside - expensive but excellent. There are 2 other places further down the road for food and drinks The beach is good - although not for swimming the kids enRead morejoyed the pools at low tide and always a lovely walk with the dogs. Biddeford- 10 minutes away is a nice town with some good restaurants. Hide

I was delighted to find such a well-equipped cottage. Decent wine/beer/prosecco/juice/soft drink glasses. Decent crockery/cutlery/pans/utensils. Extras, such as hand blender, weighing scales, mobile phone chargers, washer-dryer, hair dryers in every room, extra small fridges in games room and top floor lounge, lots of games to play, dog bed, dog boRead morewls, throws. The house was brilliant - flexible, comfortable and well equipped. Very clean & Sarah from Tidal Clean was really helpful before we arrived. We loved watching the estuary from the top floor room. Parking had to be planned quite carefully, but as long as we did the nearby car park was usually fine. Instow is lovely - particularly enjoyed the BoathouRead morese and the Instow Arms. Fun to stumble on a sea shanty group at the Glorious Oyster (where we also found good beer!). A really lovely week. Hide
