This property is a great base from which to explore this ever popular area; and just a short stroll to the waterside front of Instow which boasts pubs, restaurants and pretty sand dunes along the estuary beach. Seasonally, take the passenger ferry across to the historic fishing village of Appledore which also offers a good range of pubs and eateries. For walkers and cyclists, the Tarka Trail is just a few minutes away offering miles of scenic, level pathways. The market towns of Barnstaple and Bideford and the National Trust coastal footpaths toward and beyond Clovelly are all a short drive away, or jump aboard The Oldenburg to Lundy Island for the day. Other attractions in the area include Tapeley Park, The Big Sheep and National Trust Arlington Court.

On arriving at the property you will enter into the light and airy hallway, the perfect place to leave your walking boots behind after a day exploring. From here step into the spacious lounge/diner with comfy seating for six, a Smart TV with DVD player and a coal effect gas fire for the cooler months. The dining table and chairs are the perfect place to gather for an evening meal and plan the next day’s adventures. Leading off the dining area you are greeted by the large kitchen/breakfast room with a high apex ceiling and cross beams, and French doors leading out to the garden. The kitchen is well-equipped with electric oven and induction hob, microwave, fridge/freezer, smart TV, washing machine and dishwasher. Heading back down the hall you will find the ground floor bedroom, and this offers twin zip-and-link bed (which can be made into a super-king on request) and French doors that open out onto the front garden. Located next to this is a bathroom with a bath and WC. Heading up onto the first floor you will firstly find a small reading area, perfect for curling up with a good book after a busy day. In addition to this are two further bedrooms, a beautifully presented king-size with a Smart TV and en-suite shower room with WC, and then a cosy double room with an en-suite shower room with WC, and French doors opening to a Juliet balcony offering stunning sea views.

Venturing outside you will be greeted by the large enclosed lawn garden, and this boasts a stunning ornamental pond with a fabulous selection of fish, and a generously proportioned decked area with garden furniture and a BBQ. To the front of the property there is further seating on a lovely suntrap patio benefitting from a foot bath to wash off sandy toes.

Private off-road parking for two cars is provided directly outside.

Lovely new bathrooms in the property, and a lovely garden to enjoy , weather permitting. The location is perfect for Instow beach. There are a number of shops and pubs, but The Instow Arms is not recommended. Johns has lovely items to buy, but is now very expensive.

Brilliant holiday home, really well equipped (though you'll need to take things like bin liners), spacious and comfortable. It's in a great location and lovely to be able to walk to the beach most nights. On a bad weather day there's plenty of space to relax at the house and a Roku stick to sign into your streaming service of choice. There is more Read morechoice of eateries etc. in Appledore but it's only a short drive or ferry ride. Local people very friendly. Great base for exploring North Devon. Hide

A wonderful location, a lovely well appointed property together with a beautiful garden, which we were able to enjoy, given the good weather. We do hope that we can visit Heathersett again next year, we really loved it there.
