This property is located in the village of Primrose Valley just a short distance from the seaside town of Filey on the Yorkshire coast. The beach is less than a mile from the property: a wide expanse of sand backed by dunes. Just a few miles around the coast is the small coastal town of Filey, whilst just ten miles north of the property, the popular resort town of Scarborough has many fun attractions including a cliff-top castle, thrilling water park, and the Sea Life aquarium. For a change of scene, the North Yorkshire Moors National Park is a fantastic place to enjoy scenic country walks, explore a number of pretty towns and villages, or perhaps test your mettle at the Go Ape high ropes centre in Dalby Forest.

This property is made up of two buildings, the main house and the neighbouring annexe which together can accommodate up to eleven guests. In the main building, the spacious lounge/diner is a relaxing room with plenty of comfortable seating, a warming wood burner effect fire and a dining table. A second lounge area takes the form of a snug room which, with its games console and TV, makes a great retreat for teens. The contemporary kitchen, meanwhile, offers breakfast bar seating, as well as a large dining table, alongside which is an oven, hob, microwave, fridge/freezer, dishwasher, and washing machine. There is also a double bedroom on the ground floor, a pleasant room which benefits from an en-suite bathroom with shower-over-bath and WC. Upstairs, there are three further bedrooms: a stylish king-size room which offers a balcony with sea views, and an en-suite shower room with WC. There is also a single bedroom upstairs in the main house, next to which is the main bathroom which offers a free-standing bath, separate shower, and WC. The detached annexe can accommodate four further guests in two bedrooms: a king-size room and a twin room, both of which are located on the first floor, as is the bathroom with its shower-over-bath and WC. On the ground floor of the annexe, there is a fun games room with a snooker table.

Outside, guests will find a patio garden with garden furniture, at the end of which there is a gate which leads across the neighbouring fields and on to the beach. In addition to this, guests can also access the nearby holiday park where they will find a range of  facilities which include Coffee shop, pizza shop, park, boating lake and funfair (open April- October).

We had a family get together, 3 generations, and the property was just right for all. It was well appointed and although surrounded by other properties was actually quite private. It was a good place to be.

This is a very smart property, superior to many other we have rented both in the UK an abroad. The rooms are large with plenty of space with ample furniture in each. The kitchen is well equipped and the large fridge / freezer more than adequate for one's needs. The additional games room would be great for teenagers likewise the billiard table in thRead moree annexe. As our party was only 3 adults we only used the main house. We had really good weather for March so were out exploring each day. The location is great for accessing not only Filey but close to other local towns; Bridlington & Flamborough to the south as well as Scarborough, Whitby, Robin Hood bay etc to the north. Inland, York and Ripon are within just a couple of hours. This is our second stay in this property and already plan to return next year. Hide

The cottage is well located with about a 7 minute walk to the beach and 25 minutes to Filey. There are plenty of bedrooms which are spacious though the kitchen would be tight if the cottage is full. We found it quite tight with seven people and the fridge is really too small for the number of beds. There is at least a beer fridge in the cupboard. Great for families , we were a party of 5 adults and 5 children , ideal and secure , location great , near the beach and Primrose Valley site , wanted to stay until 12 noon on the day of departure but thought 50 per hour was too expensive so we left at 10am

Lovely house and location. Loved the games room and bedrooms, and plenty of off road parking .Kitchen a bit small and cramped if you are trying to eat as a large group but otherwise highly recommended.

Had a fantastic time celebrating a special birthday. The weather was cold in February but the cosy fire was perfect to warm up again after a walk along the beach to Filey. The house was perfect for us.... ground floor bedroom for older guests and games rooms for the younger ones. Well equipped kitchen, spacious lounge and comfortable bedrooms. Absolutely Amazing! This cottage is beautiful, fully equipped with everything you need for your stay. There is so much space even at full capacity. Everything was spot on, and furnished and equipped to high standards, better than a "Home from home". Excellent location right on the beach! A well situated property, with enough space for a multi generational party of 10 and a dog. The dining area is cramped when you can't eat outside on the spacious patio. I would have been satisfied if paying off-season prices but the extremely high peak season price meant I expected better than tired beds, a muddled kitchen, stained toilets, no soapRead more in the bathrooms and one roll of toilet paper in each toilet. Don't think - just book! We had an amazing time! Perfect location, great space for all the family, clean and ideal accommodation for a multi generational family holiday. So handy having the shops and food outlets within a 5 min walk at Primrose Valley. We will 100% be returning!
