Located in the pretty hamlet of Outgate, close to an 18th century pub, this enchanting retreat makes a wonderful base for a couple or small family to explore the natural scenery and unmissable attractions of the Lake District. For lakeside ambles, peaceful cruises and an array of water sports, you're located between Coniston Water, Esthwaite Water and Lake Windermere. Ambleside is only 4 miles away, where you can explore boutiques, pubs and places to eat, snap a photo of the tiny, historic Bridge House and perhaps even catch a movie at the independent cinema. While in the area, don't miss the National Trust's Stagshaw Gardens, Ambleside Roman Fort and the impressive Stock Ghyll Force waterfall. Tarn Hows (2.5 miles) is a popular beauty spot with walks around a picturesque lake, while the World of Beatrix Potter attraction (9 miles) brings the esteemed author's tales to life – perfect for little ones.

This handsome three-storey cottage has been carefully modernised and reconfigured, preserving many original features such as exposed beams, low ceilings and doorways, planked doors and internal steps, while incorporating modern upgrades. In its cosy lounge/diner, plenty of soft seating is gathered around the focal point of a glowing wood burner in a stone inglenook, making this a truly inviting space for a quiet evening with a good book or a movie on the Smart TV. Bench seating surrounds a small dining table, ready for cooked breakfasts and celebratory suppers. Three steps (one shallow, two high) lead up to the kitchen, where you'll find everything necessary for easy holiday food prep – and even a wine cooler. When you're ready to turn in for the night, head upstairs to find the two bedrooms, both of which are dual aspect and feature delightful country views. The double room on the first floor has an elegant wooden sleigh bed, a dressing table and clothes storage. It has use of an elegant bathroom (up three steps) with a shower over the bath. A short flight of stairs takes you to the second-floor, with its twin bedroom, which has beautiful metal beds, and a pretty shower room with a WC.

Leading off the kitchen, the property benefits from a small, walled, courtyard seating area. Although there is no private parking at the property, there is a layby at the top of the lane approximately 30 metres away (subject to availability).

Honeypot Cottage is full of character being an historic building. It is adequately equipped for up to 4 people, best for 2 adults and 2 children. It is in a lovely quiet area with the Outgate Inn and Hawkshead nearby. Ceilings are low so there is a danger of banging heads for anyone taller than about 5 foot 10 inches. Overall cleanliness of thRead moree cottage was mixed. Bathrooms have been updated and were clean and bright. We found the beds soft and uncomfortable, although bedding was clean. Cleanliness of the soft furnishings and carpeting could be improved. We felt it necessary to vacuum when we arrived and shake out pillows, throws, sheepskin coverings etc which was disappointing. The cottage could do with a thirough spring cleaning. It was cozy and great to be able to adjust the heating system which kept us warm. We did not use the fireplace. There wasn't any kindling or wood available. After we booked the cottage, there was a change to a different management company but they had very little information on the cottage beyond what was in the outdated guest manual and on the website. The staff with Holiday Cottages UK, the current company, were responsive and helpful in assisting us with several inquiries and small issues, to the best of their knowledge. Parking is a bit tricky. There are only 2-3 parking spots for cars on the main road about 30 meters up the steep lane from the cottage. There are a number of other dwellings in the immediate vicinity who also use the parking spots. Consequently the parking spots were unavailable for a portion of our time. We were able to find another location about 100 meters up the narrow road around a blind corner. We would not recommend this cottage to anyone with mobility issues or small children. Hide

Lovely cottage that was bigger than expected and easily suited a family of 4 and a dog. Warm and cosy on arrival, pub down the road that served good food and walking to Ambleside and Hawkshead easy enough

Amazing to stay at the cottage. Clean and cute inside. Very comfortable and great location. The only concern was the parking. As we had two cars we parked at the end of the street (which is not far), then the 2nd car needed to be parked in a layby approx 100m down the main lane. Other than that small inconvenience I would highly recommend Michelle'Read mores place. A lovely place and location. Hide
