Set among almost an acre of mature, secluded gardens just outside Hawkshead, Croftlands is a beautifully appointed Lake District country house created for memorable stays with family and friends. Sleeping up to 11 guests across five bedrooms, it combines generous spaces, far-reaching fell views and an exceptional location from which walks begin at the garden gate. The house has been interior designed by Susie Watson, bringing together traditional Lakeland character, natural fabrics, elegant furnishings and a relaxed country-house feel. Period features sit comfortably alongside contemporary comforts, creating a home that feels special without ever being formal. At the heart of Croftlands is the spacious open-plan kitchen and dining area. Equipped with modern kitchen equipment including Gaggenau oven, a six-ring hob, large island and coffee machine, it has everything needed for leisurely breakfasts, celebratory dinners and evenings gathered around the farmhouse table. French doors open onto the garden, allowing meals to spill outside in warmer weather. There is plenty of room for everyone to find their own space. Settle beside the wood burner in the elegant main sitting room, take in the views through the French doors, or retreat to the snug for a film. A games area with table tennis provides entertainment for children and adults alike, while the practical utility and secure bike-storage space make the house particularly well suited to active Lake District breaks. The property also has off-road parking for up to four cars.

Upstairs, the five individually styled bedrooms comprise three doubles, a twin and a triple room with three single beds. Each enjoys its own outlook over the surrounding countryside. After a day on the fells, ease tired legs in the freestanding bath while looking out towards Latterbarrow one of Croftlands’ most memorable views. Three bathrooms and shower rooms provide ample space for larger and multigenerational groups.

Outside, the mature gardens extend to just under an acre, with broad lawns, colourful planting, established trees and peaceful places to sit. Children can play on the grass while adults relax or gather for dinner on the patio as the sun drops behind the fells. Two well behaved dogs are welcome, making Croftlands an excellent choice for guests who want to explore the Lakes with four-legged family members. There is no need to get into the car to begin exploring. A choice of footpaths leads directly from the house through the surrounding countryside, with routes towards Latterbarrow, Wray, Tarn Hows, Hawkshead and the shores of Windermere. The cobbled centre of Hawkshead is around a 10–15-minute walk away, putting its independent shops, cafés and traditional pubs within easy reach.

Croftlands is also exceptionally well placed for food lovers. In Hawkshead, the King’s Arms named Cumbria’s best pub in the 2026 National Pub & Bar Awards and the historic Queen’s Head both offer excellent food and local ales within walking distance. The acclaimed Drunken Duck can be reached by a longer scenic country walk or a short drive, while the Outgate Inn and Tower Bank Arms are also close by. For a special occasion, eight Michelin-starred restaurants holding ten stars between them can be reached within a 40 minute drive. Old Stamp House and Lake Road Kitchen are in nearby Ambleside, with The Samling, Forest Side, SOURCE at Gilpin Hotel and heft also within easy driving distance. 40 minutes away is Cartmel, home to Rogan & Co and Simon Rogan’s celebrated three-Michelin-star L’Enclume.

Despite its peaceful setting, Croftlands is ideally positioned for discovering the wider Lake District. Beatrix Potter’s Hill Top is approximately 2 miles away, while Ambleside, Coniston, Grasmere, Windermere and the beautiful western shore of the lake are all easily accessible. Croftlands is a wonderful house to stay in . We were a party of eight plus a toddler and a dog and were very comfortable. It was immaculately clean , towels were high quality and the facilities excellent. We were able to do many walks from the house without having to travel and the 10 minute walk into Hawkshead was very handy .

The house is just beautiful ! The owners have chosen the top notch quality of the entire interior, from the stunning house decor to kitchen appliances, soft and beautiful bedding, luxurious towels and divine bathroom toiletries (which we purchased from the local village) . There was everything we needed and the house is set in peaceful and beautifuRead morel surroundings just steps away from beautiful hiking paths and spectacular lake views from the master bedroom. just 10 min walk to the nearest village with surprisingly tasty local pub food and gorgeous local shops with hand made products . In fact the entire area is just stunning, surrounded by gorgeous villages full of character selling fabulous local products. We absolutely loved our stay and were totally spoiled in the house . We stayed at Croftlands for 5 days. The house is perfectly situated overlooking the glorious Lake District countryside. However, a 15 min walk takes you to the delightful village of Hawkshead; from here there is an excellent bus service which goes to Ambleside, and beyond. The house itself is fabulous, beautifully furnished and appointed .each rooRead morem has superb views, and the beds are super comfy. Altogether a place to enjoy, and return to whenever you need a combination of peace and luxury. We would highly recommend this holiday hide away. Hide
