Boasting superb amenities and lovely rural views, this beautifully converted barn offers the chance for a very special get-together with loved ones – perfect for a friends’ reunion or several families together. Located just a 0.5-mile stroll from the village pub, it’s perfectly positioned only 3.5 miles from the heart of King’s Lynn, with its historic houses, superb shopping, and choice of takeaways and restaurants. The royal estate of Sandringham is only 10.5 miles away, where you can visit the house and gardens (between April and October) or explore the parkland on foot or by bike. The Victorian seaside resort of Heacham is just 17.5 miles away – the heart of Norfolk’s lavender-growing industry, close to the Peddar’s Way and Norfolk Coast Path, and home to two fine beaches with shallow, sheltered waters. Within 25 miles you can also visit Hunstanton, Old Hunstanton, Thornham, and Burnham Market.

An extensive renovation has retained the fabulous original features of this handsome barn, including a majestic exposed-oak frame, while all kinds of modern amenities have been added to ensure a comfortable and relaxing holiday. Step into the entrance hall/boot room, and if you have muddy pets, you can make straight for the utility room, where there are not only laundry facilities but also a dog bath/shower. Head into the open-plan living space, which is zoned to include social spots for everyone to get together and unwind. The kitchen includes a range cooker to help the chef get busy with gourmet feasts, and there’s a handy dishwasher, plus a Nespresso coffee machine for that all-important morning wake-up. Spend time together lingering over delicious meals around the large dining table, and then head to the comfortable seating, where you can enjoy a book, listen to music, or stream a show on the Smart TV. Also at ground-floor level is the pool house, which includes a heated swimming pool, hot tub, Turkish steam room, sauna, and shower. The sauna and steam room have glass walls to show off the fabulous country views, and bi-fold doors from the pool room allow easy access to the garden. Five fantastic bedrooms are spread across both floors, and each room features an en-suite shower room and a flexible super-king-size bed that converts to twins on request.

Bi-fold doors lead from the kitchen to the covered patio/outdoor kitchen, where you’ll find relaxed seating and a dining set. Make the most of the pizza oven, BBQ, and fire pit as you dine alfresco in the sunshine or under the stars. The large garden is safely enclosed and includes extensive lawned areas as well as another outdoor seating area with a fire pit. Swing peacefully in the hammocks, which have views of the fields and the Highland cattle, or enjoy the outdoor hot tub and plunge pool. The wider farm site encompasses 7 acres and guests are welcome to stroll the on-site footpaths that circle the fields. You may even arrange with the owner to take the cows for a walk. The property offers private parking for up to five cars.

Toms Barn is beautiful French rustic house , we had the best time with family , the pool room was amazing too . Loved feeding the highland cows

Fabulous venue, lovely mixture of old and new with quality finishings and amazing carpentry with a multitude of original features built into the framework. 10/10 for Tom's Barn! If you're reading this review having already booked Tom's Barn - you won't be disappointed. Just sit back, feel smug and rest assured that you are in for a real treat. If you're thinking about booking but worried that it's new - put those concerns aside and book immediately, before everyone else finds out about this wonderfRead moreul place! We visited as a group of 9 friends last weekend. We go away every year and this is the first time we've managed to find five equally-sized, twin (or king - you choose) en-suite bedrooms. The pool complex with sauna and Turkish steam room is breathtaking and rivals the nicest spas. The rainforest shower is a real treat - very similar to the one at Ragdale Hall. The speaker system works really well too. The hot tub was the perfect temperature. We didn't light the outdoor log burner this time. The living area and kitchen are beautiful and well equipped. We ate around the long kitchen table and relaxed on the sofas in front of the log burner - very comfy. The bar area has fridges and glassware. We didn't use the Perfect Keg machine but the idea is a nice touch. The pizza oven proved a bit tricky for us but we still managed to make some tasty pizzas. We didn't use the Tandoor oven or the Green Egg BBQ. Outside the landscaping is unfinished (probably due to the awful weather this year so far) but promises to be as beautiful as the outside. You must feed the gorgeous Highland cows just over the fence. Shake their buckets and they'll come running! As a new rental it's only to be expected that there are a few snags, but I've provided the barn's lovely owner, Jodie, with a list and I'm sure she'll be adding the final touches very soon. Nothing on the list affected our enjoyment of our visit and we can't wait to go again. Hide
