Located just a stone’s throw from the beautiful Winchelsea Beach and with stunning panoramic sea views, this property is ideal for families looking for a classic seaside break. Surrounded by glorious countryside, this cottage offers both a rural and seaside escape whereby keen walkers and cyclists can explore the Rye Harbour Nature Reserve or Fairlight Country Park which are both on your doorstep. The pretty medieval town of Rye, famous for its cobbled streets and smuggling stories is just 3 miles away and offers a wealth of independent shops, cafes, and restaurants in which to explore, whilst slightly further afield Hastings Old Town (8 miles) offers plenty of family seaside entertainment. There are many castles, gardens, and National Trust properties to visit in the area including Bodiam Castle (14 miles) and Great Dixter House and Gardens (11miles).

There are steps up from the parking area to the front door which opens into a light and airy lounge/kitchen/diner which has been stylishly decorated and offers dual aspect windows that ensure you can enjoy the glorious sea views at any point. The lounge area is cosy and inviting with a large sofa and two armchairs with a smart TV for you to curl up in front of and watch your favourite programme. For evening meals there is a large dining table with seating for eight where you can enjoy relaxed family meals that have been whipped up in the well-equipped kitchen. There is an electric oven and gas hob, microwave, fridge, freezer, washing machine, and a dishwasher. There are three ground-floor bedrooms, two king-size rooms, both offering beautiful sea views and one of which has an en-suite WC, and a triple bunk bedroom which has a smart TV. The property is completed with a shower room that has a walk-in shower and a WC.

Outside, a wraparound patio area is a perfect spot to enjoy a summer BBQ or morning coffee. A handy outdoor shower is great for washing off sandy toes after a day at the beach.  There is an extensive decked area with sun loungers.  There is private off road parking.

We really enjoyed our visit to High Knap and will come again in the future, The bungalow was light and spacious with lovely views all round. Plenty of outside seating areas It was spotlessly clean and well equipped . Very comfy beds and crisp white linens. Plenty of space for our party of 4 adults and 3 children. The kids loved the bunk room. BeachRead more so near and playing field opposiite. Had trips into Rye and Hastings and Pett level A good all round family seasideholiday was enjoyed by all Hide

A very well equipped kitchen. The beds were all very comfortable. Proximity to the beach and the supermarket were a real boon. Altogether a very enjoyable experience and would highly recommend staying at High Knapp.

We had a wonderful stay at High Knapp. Winchelsea beach is on your doorstep. Such a lovely area to stay. Easy drive into Rye or Hastings. The property was nice. Once youve managed to park on the drive it leads to a really lovely place to rest & relax. It had everything you needed & our kids loved it. Outside shower was useful. Summer house was a peRead morerfect place to sit and relax. Decking area great, due to gorgeous weather some form of shade or umbrella would have helped. We hope to return soon! Hide
