Set within a handsome Georgian manor in the picturesque village of Newton Tracey, this beautiful holiday home enjoys a peaceful rural setting just 4 miles from Barnstaple. Perfectly placed for exploring North Devon, the dramatic coastline is within easy reach. Head to the wide sandy swathes of Westward Ho! Beach around 15 miles away, Saunton Sands approximately 14 miles, and Woolacombe just under 18 miles. The rugged moorland of Exmoor National Park lies roughly 10 miles to the north-east, offering spectacular walking and wildlife. Closer to home, a popular Inn (around 2 miles) provides a welcoming option for food and drink, while Barnstaple offers a wide selection of delightful shops, charming cafés and stylish restaurants, plus the tidal River Taw runs nearby.

On arrival, a practical porch provides space for muddy boots, sandy shoes and dry robes before stepping into the impressive statement hallway, crowned with a luxe chandelier. The ground floor offers a choice of beautifully designed social spaces, from the main living room with its ultra-cosy sofas to the open-plan snug and dining area, thoughtfully arranged with reading chairs and love seats. Period features such as sash windows and original French doors sit effortlessly alongside contemporary styling, while a wood burner makes this a particularly inviting retreat during cooler months. The recently renovated kitchen is both striking and functional, featuring a stunning Lacanche range cooker, large fridge/freezer, coffee machine and ample storage. The open-plan layout allows you to cook and entertain at the same time, with a solid hardwood dining table seating eight comfortably. Upstairs, the first floor reveals four individually styled bedrooms, each with its own boutique country-manor character. There is one elegant king-size bedroom and a generously sized king room. Before the two remaining bedrooms on the top floor, with one king-size bedroom and one double bedroom.  Guests are well catered for with two luxurious bathrooms, one featuring a free-standing bath alongside a spacious walk-in shower and the other a shower room with a walk-in shower and WC, plus a handy utility room with laundry facilities.

Outside, this house continues to impress. A private, well-lit driveway provides ample parking, while the large front lawn is ideal for children, dogs and relaxed outdoor play. A short walk beyond the driveway leads to a wonderful outdoor entertaining area, complete with a simple outdoor kitchen, picnic bench, sun loungers and a day bed. The highlight is the hot tub, perfectly positioned to overlook the tranquil natural pond, an idyllic spot to unwind after a day exploring North Devon. Please be mindful of young children and pets around the pond.

We absolutely loved our stay in this exceptional manor house! It has been very thoughtfully furnished with lovely items dotted all over, we particularly loved the two antique recliner chairs in the kitchen :) There are four extremely comfortable beds that hug you, it has a well kitted out kitchen and a beautifully large lounge with huge, comfortaRead moreble sofas and a woodburner that kicks out some lovely heat. Outside, there is a wonderful hottub with plenty of room for everyone (which is fenced off in a smaller garden at the bottom of the property for safety as well as privacy) and our dog safely lived his absolute best life bouncing around in the rest of the huge gardens. Barnstaple has everything you need and is easily accessed less than 10 minutes drive away but you're also far enough away to be out in the peaceful countryside. The Tarka Trail was great for a walk and a bike hire and lots of beaches within easy reach to explore too. We've rented a great deal of holiday properties over the last 25 years and this has been one of our favourites Hide
