Hedge-lined lanes lead to the tiny hamlet of Higher Hatch, where this characterful conversion sits on the edge of a pretty cluster of stone properties. Less than a mile south, Churchstow’s village shop and pub offer a warm welcome to the neighbourhood; a similar distance north-east, a farm shop, deli and cafe deliver an authentic taste of local life. Market town Kingsbridge is just 3 miles away, at the head of the river valley which, twice a day, fills with seawater flowing inland from watersports haven Salcombe (7.5 miles). Golden sands and crystal-blue waters make the town’s beaches a holiday hot spot, while even closer to your doorstep the vast expanse of Bantham Beach is perfect for sunbathing, beach games, paddling and rock pooling. Across the River Avon, the beach at Bigbury-On-Sea (10 miles) is flanked by rolling hills and connected by a tidal causeway to iconic Burgh Island.

Park on the gated driveway and admire the valley views before climbing a small set of steps to French doors which lead into the social hub of your holiday – a large open-plan living space with vaulted ceiling and dual-aspect rooflights. At one end there’s a contemporary kitchen with all the essentials for fuss-free self-catering. Gather round the large dining table when it’s time to eat, then settle in the lounge area to watch TV and talk about your next day’s adventures. Underfloor heating ensures all-weather comfort; for added ambience light the wood burner which sits in one corner. A beautifully crafted oak staircase leads down to three bedrooms on the lower floor. The master has a king-size bed, Juliet balcony and its own en-suite shower room, while a family bathroom serves the remaining two bedrooms. For ultimate versatility the second bedroom can be made up as either a super-king or twin, and the third bedroom is a spacious double with lovely countryside views. A handy utility area with laundry facilities and a fridge is situated by the rear doors to the garden.

Outside, what was once a cattle yard has been transformed into an oasis of tranquillity. A sunny courtyard with garden furniture and large dining table looks across the valley to the fields beyond, while the large lawn provides a perfect space for children and pets to let off steam. Fruit and nut trees and native flowers provide for an increasing number of birds and pollinators – take your choice from a number of seating areas to watch them at work and play.

Location of the barn is great for exploring south Devon. Its a shame there arent any big windows in the living space so you could appreciate the surrounding views more. The sofas were not very comfortable to sit on, sadly. The dining area was comfortable. The kitchen was a bit of a let down. Lacking in cooking equipment, even no oven gloves! One haRead morelf of the oven was working, there was a notice to say it was being looked into but wasnt fixed while we were there. We had a small child in our party and some of the furniture was not ideal for small people. An old wooden cupboard was used for storing glasses and crockery which was easy reach for little hands, the same with plates and bowls too. I would say the property itself is not ideal for small children, lots of stairs and the garden steps too are not ideal for toddlers. The beds were very comfortable but the rooms got very hot, especially at night. Its a shame you cant adjust the heating in the property. The bathrooms and showers were great. The internet was very slow and sometimes would not work at all. I did report this but was told that there wasnt anything they could do about it. Washing facilities were great, washing machine and tumble dryer all worked great. Plenty of parking out the front. The road to property from the main road is very narrow but we never bumped into anyone on the road so its not very busy. Hide
